(Disclaimer: Just an XWayland user, so I might be totally wrong)

I assume there are also at least *some* improvements (other than
XWayland improvements) in the xserver repo that are not released yet?

I think one example could be:

xwayland: Add EGL-backed GLX provider
https://gitlab.freedesktop.org/xorg/xserver/-/merge_requests/195

which fixes:
https://bugs.freedesktop.org/show_bug.cgi?id=98272

Basically this fixes some well-known (sort of) Steam games from "Paradox Interactive" to launch when using a wayland desktop session. Right now users have to resort to X.org to play these games on Linux.

These fixes were merged in May 2019 with some follow-up fix in December 2019 but only in master so it is quite difficult for users to benefit from these.

Could we at least get one final, last, xserver release, maybe even
with XWayland split out as a separate component upstream?

As far as I know nobody is really keen on spending time on xserver releases:

Adam Jackson (@ajax): "on abandoning the X server"
https://ajaxnwnk.blogspot.com/2020/10/on-abandoning-x-server.html

Also Daniel Vetter (Intel) is on record that the xserver might be considered "abandonware".
https://gitlab.freedesktop.org/xorg/xserver/-/merge_requests/533#note_670522

If I am reading Adam's comments correctly we would need some kind of release manager who herds all the cats and publishes a release. It's kind of sad that there is still Xorg development even though users do not benefit as there are no release being made.
