for the space, found him on craigslist and told him where the chair

Your pricing mention on #4 does make sense for some coworking places. I'm not
sure if the price premium is for the space alone (which I admit sometimes
happens at BLANKSPACES), or for the community. But nonetheless, if
I lived in Dallas for 4 years. D/FW can definitely support 6-10+ coworking
spaces. Two alone within the area bounded by Stemmons and LBJ (Univ Park,
uptown) would work. I'm not sure why D/FW doesn't have more, but I can say
