one of the problems with that is the "crowding out" effect of 
parking. Each condo/townhouse is given 1.5 spaces for parking: 1 
inside & .5 outside. This means you have 1550 spaces around the City 
allotted to residents. I have no idea how many spaces are on the 
oceanfront, but when the Pony or Convention Hall has a headliner, 
you are usually forced to park 5-6 blocks away.  I would wildly 
estimate there are 5000 parking spots on the Oceanfront. When one-
third of those are taken by residents, that leaves 3500 spots for 
beachgoers, shoppers, and the other .5 car the residents are going 
to have. The ideal spots will fill up early in the morning with the 
other .5 or beachgoers, before the stores open. Who wants to come 
into Asbury & park 6 blocks away to shop at Kohls or Target? Someone 
will make the walk only if they are going to make an event out of 
the day/night: a movie, concert, restaurant, etc. 

There's a reason why stores are located on major highways, and 
commercial areas typically have more parking than retail space. 
You'd think SOMEONE would have a little common sense while every one 
else is just going through the motions.

and ocean ave.  if thats the case.  any year round retail on the 
boardwalk COULD survive.  you woudlnt have to set foot on the 
boardwalk.  it would just be like parking your car on the side of 
the road, and going inside.  like any other store.  another
