I don't know if high end retail will bring them here (they can go to the Grove, albeit, no Tiffanys), but I think you have got what a lot of us are saying here; you have to give people something that they can't get someone else close by. What could that be for AP? The architecture, the music venues, etc., and now, the stores that are on Cookman. I was an early critic of Larry's plan for retail on the boardwalk. You can't have the same retail you have in other places and expect it to work year round. But there is too much residential in the plan for our future tax base. Secondly, I didn't know about your MD Sass disagreement. Very good. You should have been speaking on the other issues we brought up.
