havnt been reading the posts again, so ill just jump in here. when you hear talk about "retail" on the boardwalk, i dont think it 100 percent means the typical thing you think of when you hear the word "retail" im thinking the usage of retail on the boardwalk is going to translate more towards small retail food places, example the tides on the southern end. the bike shop, is another example, of retail. but not the "store type" if the boardwalk buildings are opened up on both the eastern and western side, they will be more year round. youd park on the side of the road, get out, and go in. you wouldnt have to set food on the boardwalk.
