BOCA RATON — A condo conversion project once known for its promised luxury and 
later 
more notorious for the years it lay untouched and unfinished, might now become 
an age-
restricted apartment complex known as Parc at Eden.

Eden developer Ceebraid-Signal submitted a new preliminary plan Friday for the 
never-
completed condo conversion project across from city hall on Palmetto Park Road. 
The plan 
shows a total 193 independent-living units and 86 assisted-living units.
n September, Atlanta developer Roy Dickson, with Parc Communities, said he 
would take 
over the four-building complex and transform it into a luxurious rental 
community.

It would have a media center, a workout center and a dining facility, and would 
consist of 
independent-living as well as some assisted-living units.

The buildings, at 300 W. Palmetto Park Road, are now separated but would be 
connected 
and upgraded to have a fully automatic fire sprinkler system.

Those are the features Dickson spoke of then. Now they are no longer mere 
suggestions: 
they are part of the plan the city received last week. It will be discussed by 
city staff Jan. 3 
at 9:30 a.m. in the second floor conference room in city hall.

According to an agreement with the city dated Sept. 21, Eden representatives 
were 
required to submit any modified plans for the project within 90 days, a period 
that ended 
Friday. Also at that time, they were supposed to post a $250,000 letter of 
credit.

Ceebraid submitted the plans but failed to post the letter of credit. The city 
has sent the 
developer a letter of default giving it 15 more days to do so.
