address and up will come details about a property, which will enable 
visitors to keep tabs on the legal status of rentals designated 
as "animal houses'' in Belmar. Visitors can even see where police and

The postcard comes to $76.80/sf. Is that buildable sf? ;)

Depends on where the land is. What's the plot size of Esperanza? I
tried to do buildable at one point but didn't have the total sf they
were building. I figure 350,000 sf based on average of 1,500 sf/unit
at 224 units plus 7% add-on for common/gross (actually closer to 360,000).

If you use $17.1 (upfront payment) its $49/sf. Then you can add $4.5M
for infrastructure which ups it. Let's not forget 7% of sales kicker.
Remember, the pro forma showed a total cost of $33M for the land, or
roughly double the above.

So, like everything else in AP, its who's set of "facts" you want to use.

BTW, I didn't ask, was that a waterfront postcard or inland?

Couldn't wait until the weekend, I have pay work then.

The Deal Casino (beach club) is getting a multi-millon $ makeover 
over the next 5 years. Getting a steak house as well whcih is opening 
next week.

Why?

Here's some math for the weekend:

1. Acre in Elberon is running around $3.5-$5.0 per 1 acre on the 
Ocean, and there's nothing for sale. Kushner piad $4.0m for a house 
in front of his to knock down.

2. They were selling psocards of AP (3in  x 5 inch) for $8.00

What cost more per sq in? Land in Asbury, or an $8.00 postcard?

OceanPlace also does tons of those "home shows" and business  
conferences to get people year round.  I agree that the Berkeley will  
most likely start advertising on a good scale, but so far the two  
hotels seem to rely on the word of mouth more than anything.


The Berkeley seems to do well with weddings and stuff.  I can't see  
why a new hotel wouldn't be a success.  People seem to forget all of  
the uses that a hotel has and the advantages of a hotel by the beach  
are enormous.


Imagine:  1) weddings
2) business conferences
3) beach and summer travelers
4) event goers spending the night for concerts
5) the simple addition of being the newest hotel (and most likely the  
most state-of-the-art, clean, nice features, etc.)


There's more than enough reasons for it to be a success imo.

I agree Tommy.  I think this is clearly a victory for those who wish  
to see more tourism/entertainment in the plan.  It's kind of funny  
seeing the same people who boasted about the success of their  
residential plan ideas now boasting about the success of the tourism  
angle...


I think the hotel could be a much better success than people are  
thinking.   There are VERY FEW hotels along the shore of Monmouth  
County these days.  The only hotel that I've seen advertise on a  
decent level is the Ocean Place in Long Branch and that always has  
plenty of cars there.  Let's say the new hotel advertises on a  
similar national/regional level - that would bring people back to  
Asbury and back into looking at hotel prices in the area which could  
lead to more visitors at the other hotels as well.


If marketed correctly, people that were planning on coming to a town  
like Belmar (maybe for the Seafood Festival) might stay in Asbury  
rather than a hotel in Wall.


Hotels are needed to make the tourism idea work and the existence of  
a new hotel would also force the idea of entertainment into play.

Many live here making good $.

Union? They have their own. Everyone wants $15 PER HOUR, CASH. Cleaning 
ladies want even more. There is no such thing as a $10 hour guy any 
more. If you do find one, you need 2, cause they work HALF as hard.


So you take your tenant to court, later find out they are here 
illegally. They have a court interperter. Bingo, they know the law(s), 
their rights (like not to pay rent). They can't get section 8 or any 
other help to pay their housing (that I am aware of ), but given a 
number to call "to get sponsored". That way, they get all those goodies.

You have landlords you make a bundle off these guys. Then you have 
schmuck landlords you look for a good normal tenant and hope they pay.

That is what is criminal. What waste!

What you leave out of the equation is the tax rate. What matters is
the tax you pay. Forget the assessment and or the rate, because the
combination of the two result in the taxes. What matters is how much
revenue you must have. There is a number and then you have to get it
from taxes. 

Stop them from spending and wasting money.

Yes they are. Many cities are declaring themselves "sanctuary 
cities" were the police and judges are instructed not to ask about 
immigration status.

George Bush is dangling amnesty for prior tax evasion and automatic

illegally.  Sure sounds like he is encourging them to enter the

Semantics.  Under NJ Law, drunk driving is not a felony so it is not 
designated as a crime.  It's still "illegal."  So is being here 
against the immigration laws.

Agreed. A certain political party argued in the 1860's to keep 
slavery for economic reasons.  Now both parties are trying to keep a 
permenant, low wage slave class here too, at the expense of working 
class Blacks who can't ask for a living wage.  

Many of the illegal Mexicans aren't intrested in a living wage - 
they live 30 in a house, send the money back to Mexico and retire 
there in a few years because the exchange rate is so favorable.

Don't take my word for it.  Read up on Cesar Chaves, a left wing 
hero who organized the fruit laborers in California.  He was a 
constant fighter against illegal immigration from Mexico because it 
allowed employers to not pay a living wage to American workers.

Can't we learn from our own recent history?

How about RASINING your taxes by 85%.

Then you come up with what you should be paying in taxes IF you 
actually paid your fair share of school taxes.

Take a guy whose home is only assessed at 223,000 (but paid more then 
twice that). They pay around $9600 in taxes. 

Imagine paying a fair share of school tax.

So BEFORE you agree tp a 5% hike in your taxes, realize:

1)Your property is under assessed (sure, the rate will change, but 
never, never equal. There is always a bump).

2)MOST ALL the taxes you pay today are spent by the municipality. 
ZIPPO school taxes (for arguments sake).

3)ONLY 1.5% of the current tax roll is assessed OVER 150,000. I use 
current, because the condos have yet to hit the county tax roll.

5% today of $150,000 will be 5% hike in 2010, when "the average home 
is assessed at $300k.think. 5% today might be 1/2 tank gas today 
in your tank. in 2010, it might be a hot dog on the boardwalk.

HOWELL — A youth league softball coach was charged Wednesday with
knowingly possessing child pornography, according to the Morris County
Prosecutor's Office.

Ronald V. Gravius Jr., 40, of Howell, had images stored on a DVD of
"reproductions of a child engaged in a prohibited sexual act or in the
simulation of such an act," according to Paul Kallberg, deputy chief
for the Morris County prosecutor.

Gravius was summoned to appear in state Superior Court, Morris County,
on June 19, but was not brought into custody.

Gravius has been suspended from his coaching position. A woman who
answered the door at his home Thursday night said he was not home.

Bruce Turner, president of the Howell Girls Softball League where
Gravius coached a team, said he heard of the charges Thursday
afternoon and was surprised. Turner said league officials are
cooperating with authorities and plan to meet to discuss the case.

The league, which has about 35 teams and 500 girls from ages 5 to 17,
is a volunteer organization. Turner declined to say which team Gravius
coached.

How about putting the cameras in, cutting taxes 10%, cutting tons of
fat in city payroll and budget, and hiring/electing people who can

and business leaders, have to stop being two-faced on the immigration
issue. Businesses are encouraged and permitted to attract illegal

9 districts granted aid 
Freehold is one of nine underperforming school districts, the only one in  
Monmouth and Ocean counties, to receive some of the $2.9 million the state  
agreed to apportion to districts. The criteria for qualifying were that 
spending  
fell below the thorough and efficient education threshold, and insufficient  
yearly progress under the federal No Child Left Behind Act.
Freehold needs it more than us??   Huh?
