That is where Taka "plans" to go.

It is 5% and I think $17,500 per unit for Wesley Grove. It was 7% and
$20K for the Esperanza (inflation).

Well that really sums it up doesn't it? If MM wants to go ahead with
these promises, more power to them. Everyone should just be aware that
as of this date, the deal between Partners and MM is not final. At
least that is the most up to date information.

And there is NO GUARANTEE between MM and the City. We all hope they do
not, but their tent could be folded up tomorrow. That being the case,
what trumpets should be blowing from City Hall? Why should the City
get so excited when it has been let down time and time again, albeit,
by its own shortsightedness and naivete, or more plainly, misplaced
trust in counsel and advisors.

We should welcome MM's plans but at the same time demand some
recourse. Fool me once, shame on you, fool me twice .

I forgot to mention the Wonder Bar and my glee to see that it's coming back  
in my 2 cents posted on Asbury Radio. Like to get your feedback. This is  
basically what I posted:
 
Motolla's Plans Stir  Hope & Questions 
The president and  financial head of Madison Marquette Investments, Gary 
Motolla, must have mined every big name in  the area over the past few months 
to 
put together his star-studded cast for  the boardwalk's revival.  
We don't see any  clunkers among the names we recognized, but are saddened 
not to see  Eddie Gaspar's restaurant in the First Avenue  Pavilion  (formerly 
The Tides) missing from the press release and news  report. Maybe we missed it. 
We'd like to see more  transparency in these announcements and plans. The 
announcement yesterday was  termed a “press conference”, but we didn't get the 
feeling there were a lot of  press questions answered, from the report by Nancy 
Shields in the APP, and we  don't see anything in the Star-Ledger today. 
Channel 12 had a report last night,  which seemed pretty much a replay of the 
press release with some local shots of  the boardwalk. 
What's nagging at us  --  
We agree  wholeheartedly with Mottola that the city can't come back without a 
concerted  effort to stimulate all its facets, including things seemingly as 
diverse as the  downtown business district and our educational system. 
Mottola's  willingness to take on the residential developments, since Charles 
-- tear 
 down that old historic carousel house, it's in my way -- Kushner decided to 
dump  Wesley Lake and run is wise, too. How can you say come and have a great 
time  when those empty windows are gaping at tourists like so many open 
mouths? But  what about the impossible deal Asbury Partners left hanging in the 
air, 
which  amounts to tentacles that remain in the project long after the 
property  deed is signed over? 
We're talking about,  in addition to the per unit development rights of about 
$100k per, the  7% piece on the sale of every unit, and $20,000 per unit for 
the  infrastructure improvement reimbursement, and the Partners’ retention of 
all  commercial rights on the sites. This is the piece of the story that never 
 gets discussed. When we’ve brought it up, we’re quickly hushed  up. 
This is why the  developers have been trying to achieve mission impossible - 
build quality units  with skilled labor with the best materials, and sell at 
market  rates, while giving the Partners their share -- and ride out a 
Recession,  and a credit and real estate Crash. No wonder it caved in. 
In the Press,  Hugh Lamle,  of  MD Sass, a partner in Asbury Partners, hinted 
at needing to help  Dean Geibel of Metro Homes, whose building the  Esperanza 
is now suspended in  animation, a cold reminder on the same piece of land as 
the famous symbol  of the last fiasco. "He got caught in this national 
financing debacle,"  Lamle's quoted saying. Was it the “national debacle” or a 
far 
more local one?  Perhaps the Partners' Mission Impossible Deal?  
He can’t do much about  the national economy but is Lamle willing to change 
this impossible agreement?  Loosen the handcuffs?   
Mottola is quoted  saying he needs to negotiate a subsequent redeveloper 
agreement with the  city for the boardwalk plans and an agreement on the 
Kushner 
properties. Is  this when the tentacles of the existing contracts with Asbury 
Partners will  bare their slimy barbs? Isn't the city itself, mum at yesterday’
s press  conference, also negotiating yet another agreement with the Partners 
-- the  global settlement agreement?   
Was Kushner's decision  to pull out prompted at all by his unwillingness to 
fork over 7% of the sale of  the Wesley  Grove units to Asbury Partners?  
Twenty-two have been sold; we'd like to know if 7% of those sale prices went to 
 
the Partners. It's time the residents and officials of Asbury Park knew the  
details of these deals.  
And, by the way, where  is Cherokee Investments? Last time we looked they 
were 50% of Asbury Partners.  Don't they have a say in this? Our former 
redevelopment attorney Jimmy Aaron said Cherokee put $30 million into the  
Partners’ 
pot. Did they sell their share? If so, who bought it?   
We have a right to be  in the loop, because it is our taxes, our businesses 
and our homes on the  line. 
If we're entering a  new phase with Madison Marquette let’s be sure we're on 
equal  footing. We can't be if only some parties know the details. Otherwise 
the plans  sound wonderful.

A wise man on the boardwalk once showed his receipts from the 1960's 
when soda was 10 cents as was ice cream. That's why he coudn't take it 
any longer because when he showed me, it was $1.00 and he was doing 
less.

I'm sure this is not an original thought but here goes anyway:

Im guessing the reason for the press conference was two-fold

1. MM and Gary are very excited about everything they laid out and 
they have the capital and expertise to make it happen.  Maybe they 
do read this board and wanted to make sure that people inside and 
outside the community realize Asbury has self sustaining momentum.  
Momentum is important in real estate, particularly in light of the 
current backdrop.  

2.  They realize that the only way to break a logjam (assuming one 
actually exists) between city, partners, MM, Cherokee partners 
etc... is to publically announce something of this magnitude such 
that everyone realizes a plan is in place and actionable if only 
everyone could agree on moving asbury forward as the goal and not 
maximizing each and every parties revenue and profit potential.  If 
this goes forward, all of those parties will be better off for 
sure.  Everyone has to give a little so they have a smaller part of 
something big and successful instead of trying to be 100% of 
something disjointed and unsuccessful

I have no basis of fact for point number 2 but just thinking out 
loud.

An interesting ad from the National Association I saw this 
morning "...home prices double every 10 years...


Being curious, I had to check out the NAR website:

http://www.realtor.org/pac.nsf/pages/HomeValues

They have the info there as well as links to the ads.

I won't comment to I read it, but I think they should avoid this kind 
of advertising. Kind of what caused some of the problems to begin 
with.

Livenation did a show there last year. With them and Concertseast - all 
they wanted was a clean facility.

So this guy from OT, office in Neptune...just rounded up 8 people to 
go. I hope they remember to pay me for the tix.

Why would anyone hold it up? Why was this press release/conference
issued? Was the city notified/invited?

If all of the promises are delivered - great. Do they have strings
attached? Much goes on that many do not know. Don't be so quick to
blame the city for not being there or quick to assume that it will
stand in the way of those promises.

Stalking horses. Strawmen. Maybe the above is what MM will want you to
believe.

I love the Pony, don't get me wrong, but I also think a Bruce owned 
blues club would be a huge draw. The Pony has a lot of alternative 
music (which is my thing), Convention Hall gets the metal stuff (not 
my thing), we also have the punk stuff, I think a Blues club could 
round it out.

MM did say they intend to bring together the 4 venues - CH, WB, Pony 
and Paramount. Something about creating Entertainment. With the

that they intend to MARKET them to their fullest. They did a good job 
of using the boardwalk and "plaza" this summer and the CH arcade in the 
winter.

It's realestate management - creating value and EFFECTIVE marketing.

And how about good 'ol Brucie? Don't celebrities like to own stuff? 
He could have a music venue/lounge type place of his own 
named "Brucie's" or "I'm the Boss" where local blues-y musicians 
could come and play. Maybe a bit smaller and obviously newer than 
the Stone Pony, but the same idea, like Maxwell's in Hoboken. 
Clearly Bruce would hardly ever be there, but he could make 
random "surprise" visits occasionally and it could build on AP's 
already cool music scene. People would come to hope that would be 
the night Bruce would come and play...

Bring Kelly's (Kelly's by the Sea?), wonderfully loud and efficient, from  
the hinterlands of Neptune. Scratch Clancey's; it never measured up.
 
For the bennies, Rut's Hut by the Sea, Ting-a-Ling's Italian hot  dogs. BW 
Hofbrauhaus.  Some authentic Cape Cod style lobster  roll.
 
And the classic killer: Zeppolis!
 
That Water Park tucked among the concept images looks really cool.

Election Protection 2008 Poll Monitors Needed 
   
  The American Civil Liberties Union of New Jersey and the League of Women 
Voters of New Jersey Education Fund seek volunteer poll monitors for a 
statewide election protection effort during the February 5 primary election. 
   
  Volunteer poll monitors will offer voters’ rights information to citizens 
entering polling locations and survey people about their voting experience. 
Monitors will also refer people who had problems voting to a voter protection 
hotline and notify ACLU-NJ staff. When possible, attorneys will be available to 
assist voters and poll monitors who encounter problems at the polls.
   
  Volunteers must be available for four- to five-hour shifts at polling places 
on February 5, and attend a two-hour training session during the week of 
January 28; afternoon and evening times will be available. Volunteers will have 
to provide their own transportation to/from their assigned polling place and 
have a cell phone on and available during their shift.  Polling places will be 
in Newark , Elizabeth , Hoboken , Hackensack , Trenton , New Brunswick and 
other sites. We will try to accommodate volunteers’ first choice of polling 
location. 
   
  We also need a few trained volunteers to help at the voter protection 
hotlines in Newark and Trenton , answering phones and entering data into the 
election protection database.

I agree and I'm on AP/MM's side.

However last time all I asked for at the start was M.D. Sass Group 
of Companies on the Redevelopers Agreement, and I didn't get it.

This time all I ask for is: 

1.  Proof of financing

2.  Deadlines

3.  A serious default clause


It will take one day of negotiation to get those things.

Then I say get the hell out of their way.  

Disband the TRC and all "pretty committee" aspects of the Planning 
Board.

[AsburyPark] The Master Plan

Attached to the Press release are some visual images...on the page
labeled Master Plan there is a layout of the waterfront that looks
different than the layout that was on MM's web site last year. 
Specifically, there used to be a condo development (Paramount's Phase
II) that was on the ocean one block north of Northbeach.  It is no
longer on the plan.  Anyone know why?

You always make good points - but this time, you have seen action. like it or 
not, control of 
the boardwalk and land is control of one group with a big investment.  Granted 
until last year 
all we saw were coors light banners. But I think we got rid of that mentality. 

The downtown has come along way.  The west side has to see some action. Can MM 
spur 
action in the rest of town - assist in schools and in safety.

I am not a lawyer so i don't know all the legal particulars
But they just raised 480 million 9 months ago
They also put up their own timelines.
These guys are not cupcakes, look at their other projects and look 
at the size of the organization 
I do agree that everything needs to be done properly and legally.

However, lets not do this approval on municipal time but lets do it 
on private enterprise time.

We've seen grand plans before.

I go back to Dan Sciannemeo's first post about this as to making 
sure the plan is backed by money and deadlines.

Measure twice, cut once as the carpenters like to say.

So long as those two issues are in order (along with the strongest 
default provision known to lawyers), after that you get the hell out 
of AP/MM's way and let it roll.

My guess is that's why Partners/MM came out with the Press Release. They 
immediately 
win public (not all) support, Fishman in back row.  They did alot with little. 

They buy cameras and system. Win for them. They support schools. They support 
downtown. Win. They finish Convention Hall - "even the windows".  They open the 
WB. Win, 
They pave Kingsley. They work on the bulkhead. They make those empty Kusner 
lots look 
decent this year. Win. They "look at saving" Charms building. Unite all 
marketing efforts. 
Win, West side briefly mentioned. They'll have to suport that as well. Like I 
said - one big 
walk from the BW and cross the tracks. When questioned,m Hugh said MM did not 
pay 
Partners any $.  You an bet there is a payday. It will be a big one for both - 
and if all goes 
well, for ALL the residents. 

MM also mentions kiosks and  more. City has to remember who owns the BW. There 
has to 
be a fair tradeoff and a valid plan.

The payday might not be cash up - but a schedule for each phase of 
improvements. Pay if 
not delivered. The easiest way to create parking is to reopen the lot behind 
the Empress. In 
the prime, that lot was a cash cow.

MM is going to win public support - something partners didn't understand. It's 
in the open 
now. 

Did they take the supposed backroom dealings to the public?

their building
