Werner,

I agreefrom a "big picture" perspective if the current plan is 
not economically viable there must be changes made to the PLAN / 
redevelopment document.  

I for one would like a healthy mix of residential, retail and 
entertaiment by the boardwalkI fear that if the boardwalk 
becomes almost exclusively a tourist destination it will not be as 
enjoyable for those of us who live here or spend a bunch of time 
here.  In my opinion a boardwalk and businesses that would end up 
being way over crowded would be less desirable to take advatage of. 

A balance of being able to support a thriving boardwalk and city 
with and well thought out entertainment options / festivals / events 
would be great.I would take quality over quantity.

I like the fact that quite a bit of the retail has an interactive 
element to itI stopped by the Cuban Sandwich Container and they 
mentioned to me that they are going to have Salsa lessons on the 
boardwalkhow cool is that!  Hope this interactive retail thread 
continues throughout the boardwalk.

All parties involved in the redevelopment must continue to adapt to 
what is most benificial to all the citizens of of this community and 
the visitors in order for this redevopment to be considered a 
success.

I remain cautiously optimistic, as we are taking steps in the right 
direction.  If fundamental changes are needed to keep the progress 
going, I have faith that these changes can be worked outthen 
again I haven't lived through all of the starts / stops and false 
promises that many have here.  I believe Mario in one of his posts 
mentioned this time it feels different.  Stay tuned!

John, your hopes and observations are optimistic and I agree that a

have no gears to switch.

The point I have been making that seems to escape everyone in that 
the PLAN is the law. The PLAN dictates land use and unless it is 
changed it will run its course as I have described. (intensely 
residential)

As much as MM or anyone else wants AP to be a destination, the PLAN 
as currently structured does not support that goal very well. It was 
not the goal in its creation.

The PLAN is the guiding redevelopment document, it needs to be 
reexamined and modified to better support a destination based 
economy.

glad the developers have switched gears...it is obvious that the 
millions upon millions that are being spent are for a much wider 
audience and not the condo owners who are here in small numbers.  
Based on the scale of investment being made there is no way the 
condo owners alone could keep the boardwalk busineses afloat.

take a look at the new website.is this geared specifically for 
condo owners?  I don't think so.  In my opinion, the focus has 
changed and will adapt to today's needs.  This is being proven out 
by the direction and new adaptation of the boardwalk to a wider

 Nice comments Jack!  I like the containers, I think they look neat!  Also, 
i don't think their completed!  Didn't the renderings on line show different 
images or abstractions on the sides of them?  I think the white is just the 
base coat.  They were in a rush to get them open and operational.  I expect 
changes to them soon.  We will see!
 I noticed the other day they switched out the two modern flower pots on 
each side of the Paramount with more classic styling ones.  A small thing to 
notice, but i noticed!  I actually liked the modern ones better, because it 
blurred the visual cut off between old and new.  The new black ones look good 
too though.

     I didn't cut and paste everything you said just now, but yes, it does make 
sence what you say.  Sometimes it just seems like you word things in such a 
way, that it leads people towards your way of thinkng.
 Everything you said is true, however, the parking for beach goers lines 
ocean ave as well as all the avenues.  How has that changed any?  The condo 
units all have enclosed parking.  Of course any visitors that the condos 
receive would be parking on the street.  Hypothetically, any business where the 
condos now are would also receive visitors.  Those extra cars were always 
present?
 Was there EVER parkin for the C or CH?  Back in the day when everything 
was up and running, it seems like there was always a parking crisis.  How many 
parking spaces did narrowing the roads really cause?

Here's my thoughts about my likes and dislikes of the current boardwalk.
First off, I can't help but agree with the new poster here that the 
architecture of the new pavilions leaves something to be desired.
Is it better then it's been in years. Yes. Is it as good as it COULD be? No.
I still think that sticking with the original look from the glory years of AP 
would've been 
much better, because it would've stuck with the original branding that AP used 
to be 
known for.
Now, on either end, you have something traditional and truly unique, and in the 
middle 
you have South Beach Strip Mall Modern, with wall warts of A/C units on top.
I think Convention Hall looks amazing, as does the plaza and entrance to the 
Paramount.
I can't really comment on The Casino yet because it still has quite a way to go.
I like the mini golf.
I hate the containers. Nice experiment, but they fail for me, especially from 
the rear view.
As for the empty fields being transformed into parking lots...they are better 
then what's 
been there for the last few years, but I will forever miss what was there 
before.
I love that all the streets in the area have been paved.
As for the content of the new pavilion shops, I dig the bike shop and Style 
Rocket, but 
Style Rocket is a bit overpriced, but they do have some great stuff in there.

 So far what's been built on the boardwalk, and inside the CH arcade is for 
anyone who wants to enjoy it.  Maybe it's not the sort of thing you wanted to

 In my opinion, they are modern.  But, to each their own!  You have the 
right to think what you want, just like I do! :-)

 I don't think the colors are mismatched at all.  That's one of the main 
features that give it it's modern flare in my opinion.

 That's usually true with bricks, although not with the bricks that were 
used previously!  They were solid yellow bricks.  A type of brick that were 
frequently used in the 60's and also before.  They were real bricks, in good 
shape, but they gave a dated look in my opinion.  They reminded me of an old 
fashioned 1970's building.  The kind that stands out with an obvious dated 
look!  Just my thoughts.

I noticed that too. ASBURY PARK is a trademark of ASBURY PARK? Well 
then what's ASBURY PARK a trademark of? Reminds me of the Casino's old

I do not think everyone is on the same page. When I read through this 
string I became very confused. I suggest as a starting point that you 
run a Google search on what AP looked like in 2002, a Ghost town.

Then, the BW itself was rebuilt, I think in 2003. I bought a house 
here in 2004, and the BW area was still pretty much dead, but Cookman 
had some new cool stuff. It was around that time that the entire city 
went under construction. New shops on Cookman, new restaurants, First 
Nights started... Buidings all around Asbury were purchased, 
renovated, turned into condos. Not just the big ones with the hype, 
all over the place and it is still happening. Our condo inventory is 
insane. Even before that time, people had moved in and renovated the 
beautiful old homes all over the city. Now it is hard to find a house 
on the East side of Main that HASN'T been renovated. There are still 
a couple, but not many. 

Then Asbury Partners started putting some paint on the buildings on 
BW and some shops came to the BW. Then the Tiki Bar. More and more 
people started coming to AP, but these were minor fixes (on the BW, 
no major changes, except teh demo of part of teh Casino and the C8 
structure). Then, the North Beach condos and Wesley Lake condos came 
in (these are just about done). There was suppose to be the Esperanza 
project (that is the steel structure that you see on Ocean) but 
construction has ceased at this time. Then Madison Marquette came in 
last winter and took over Wesley Grove, and vowed to redo the BW, and 
do it right. What you see now on the BW is the renovation of the 
pavillions, which were already there by MM. MM is also renovating the 
Casino and Convention Hall- these are historic buildings. 

So when people talk about last 6 months, they are referring to the BW 
pavillions and the two historic buildings (and the recent demolition 
of some buildings in the redevelopment zone). If you talk about 6 
years, you have to look at the whole city, which has changed in a 
HUGE way. If you sun searches, look at pics, read old articles, you 
can start putting the story together of our changing city.

You make fair points... however its important to note that the 
buildings are not complete yet.  There is still much work to be done 
in terms of canopys, awnings, trims, railings, doors, signage, and 
other details.

They are not modern, they are cheap. Thats the "new" trend in todays 
architecture sometimes refered to as placeless design or cartoon 
architecture.

Basics like massing, details and color are mismatched or out of 
scale. Certainly you have seen the trend in suburban malls and 
housing developments.

For example the one in the middle of the beach with the blue ends, 
large windowless walls of a solid color. Or the really cool one by 
the convention center, its obvious it was a really unique building, 
Ive seen postcards of it.

I guess I expected well designed, attractive buldings when I visited 
based on all the media hype.

You mention brick buildings, brick has texture, creates shadow 
lines, has variations in color - a much better look thats 
traditional and interesting.

Once again Im not certain what you mean, what does available space 
have to do with quality architecture?

The space available can be well designed buildings or not. Its still 
the same space. I'm refering to the buildings, but those containers 
are not attractive either.
