Yeah, an asset purchase created because many of us thought that owning a

While this whole debacle is going on, we're ignoring the fact that responsible

When are we going to wake up and realize that our obsession with "stuff" and

This bailout is no different then having our entire country declare bankruptcy

our own, self created, stupidity.
Meanwhile, how many of us are even paying attention?
I bet several million are watching balls being thrown around.
Several more million are watching "Desperate Housewives"
They are living the American Dream while being blissfully unaware of reality.
Speaking of the American Dream, go take a trip to Wegmans, or your favorite

our masses into heading to places like "Olive Garden" and "Lobster House" and
all the

We have become a culture of people that stare at boxes on our desks and living

I don't care how many bad reporters you can dig up that call it a
purchase of debt. Shame on their editors for running it.

Let's take a closer look:

Assume I'm buying your business.

Your business owes money to a bank.
After I buy your business, I now owe that money to the bank.'

That would be a debt purchase. You had a debt owed, and I purchased
it.

Now assume someone owed money to your business (like an account
recievable).

After I buy your business, they owe the money to me. That's an asset
purchase.

Now apply that to the mortgage situation.

The government is buying the accounts receivables of the banks (money
people owe to them - an asset). The government is not buying debts
the banks owe to other people (their debts).

The bad reporters are thinking of this from the point of view of the
people who owe the money to the banks. To those people it is a debt,
because they owe.

The government is not buying a thing from them.

This is an ASSET PURCHASE, not a DEBT PURCHASE.

In fact, in the end, if all goes well, the government will make money
off the deal (time will tell).

[AsburyPark] Re: The Virginia Plan

2008-09-28 Thread sandpiper15
Another perfectly lucid post. This is good.

So, to arcman's point about it being worthwhile to rehabilitate the
Virginia only if you could raise the rents to market rate (I'm
presuming from his post that they're not at the moment, but I don't
honestly know), would you advocate returning that building to market
rate status?

And, if yes, what about Jack's point about "moving all the people
out"? Presumably, that would include at least some folks not engaged
in illicit activity but who couldn't afford the market rate. Where do
they go and who is responsible for helping them find alternative
housing?

I'm also curious about arcman's point here: "Elevators, corridor
widths, ceiling heights, plumbing, electrical,
fire protection, among countless other things would need to be
replaced and retrofitted to meet codes and standards of luxury".

Did the renderings to which you referred address those aspects? Who
drew them up?

Beyond that, it's been reported that both apartment and office
buildings, particularly those constructed in the early 20th Century,
have contributed at least as much, if not more, than automobiles to
the total greehouse gas emissions in the United States. Would/could a
rehab of the Virginia and/or Jersey include making them far more
energy efficient so that they emit much less greenhouse gases (while
also saving the owner a ton of $$$ on both heating and cooling
costs)?

BTW, hopefully it's obvious, but I'm not asking any of these
questions out of a preconceived opinion. I don't know enough about
the building to have one, so that's why I'm asking in the first
place.

And several significant misrepresentations of rehabiltation are made.
Buildings are rehabilitated and brought up to modern uses regularly. As
evidences by the countless 100+ year old homes in the city brought back
to life in recent years.

The argument that 'old' can not be made viable holds no water based
upon local and national trends.

Unless a building has serious structural or environmental defects that
are cost prohibitive to correct, a rehabilitation is certaily worth
exploring.

In regards to that block, the 3 buildings (Virginia, Jersey, Britwood),
are significant representatives of a high point in the development of
Asbury Park (roaring 20s).

In fact, one has been restored/rehabed and is a viable ratable. another
has the exterior restored but is prohibired from completion due to
myopic planning.

Both of those were vacant with caved in roofs and are now very nice
architectural icons that benifit the community in esthetics and tax
base.

The Virgina is a great candidate for rehab also, renderings were
prepared several years ago showing the restoration of the large
porches/balconies that were removed years ago.

Only poor planning and land use policies have prevented the
improvement/rehab/restoration of the Virginia and Jersey.

I'm going to assume, she lives in the North-western portion of the
West Side. I'm sure she doesn't live on Prospect and Bangs Ave.
All the same, in the predominantly Black sector, the cameras are to
keep US on our toes! A camera SHOULD have been placed there, decades
ago, thwarting the many shootings in that area, that no matter what is
done, it still looks bombed out! Right by the Middle School too. I'm
just admitting that the majority of the cameras are placed in the
Black Community is all. Hopefully, they'll catch the ones who bring
the drugs into our community. Small time drug dealers are a dime a
dozen. Who brings the drugs into the Black Community and why? We all
know that reason without being fecetious! It's your government,
running drugs into this country and always has. Under Bill Clinton, a
plane crashed in Arkansas, filled with illicit drugs. Anyone remember
Hasenfus? He was the pilot. Google it and see.

[AsburyPark] Berkley

2008-09-28 Thread aceartanddesign
Figure that I'd go straight to the source of AP info. I haven't been
able to get to the shore in a couple of seasons and while I use this
group to keep informed ...

What's the "state" of the Berkley? I know that there was
some "renovation" in the past couple of years. The few times I was
there in the past you had to balance the convienence against cost.
The "condition" of the place left a little to be desired as well.

What's the scoop, folks?

[AsburyPark] What a strange place

2008-09-28 Thread New Beetoap
Been lurking for a while and can only think - WTF ???

A politics discussion gets the group on moderated status (didn't your
moms ever tell you not to discuss politics or religion? - too volatile
in a group setting)

Then someone wants to talk about city economics and ends up getting
cursed at and called elitist. (some very nasty people on the group)

A suggestion is made to demolish a building because 'bad people' are
there - leading to name calling when someone says the idea should
really be thought out more. (its not the buildings fault)

Well heres an urban renewal comment from

JHK: What are your thoughts on what has happened to American cities?

JJ: It's a tragedy—a totally unnecessary tragedy.

JHK: The destruction continues.
