2007-04-15 Thread 2fine4u
I read it, loud and clear! Why would a firm put out a release like
this, if it weren't true? If not, then, just who IS the developer?
What is Asbury Partners, supposed to be doing, in this regard? I'm
totally confused!

It was May 2006. I remember exactly because I was away at my daugther's
college graduation. In any event, you are correct, they were
not "named" a developer but a joint venture partner for the retail. In
fact, as Werner pointed out to me a while ago, and as I reiterated to
Reidy last week, the City cannot name or approve MM as a subdeveloper.
The waterfront, or the retail properties thereon, are private property
and not subdeveloper parcels. I think Werner will specify that the WRA
stops east of Ocean Ave.

Freehold is also allowing them to turn "wetlands" and woods into
parking lots...

And don't think PF Changs (a fun time in Ft. Lauderdale.. with
reasonable prices and decent food), Cheesecake etc are done expanding.

There not done expanding. There's another intesting shore town that
could welcome them in.

You guys missed the most important Asbury related fact of the
Freehold mall expansion. It was proposed in July '06, approved
Sept '06, groundbreaking was Feb '07, and tenants will be in by
Nov '07. 16 months from dream to reality, and if it wasn't for
Holiday Shopping crowds, construction would have started earlier.

To compare, Madison Marquette was named developer in May '06:
http://tinyurl.com/2nlray

In the same time Asbury turned ratables into parking lots, Freehold
is turning parking lots into ratables. Yet the story doesn't even
mention who the developer was on the project? I wonder if the
taxpayers of Freehold even care who the developer is and what awards
he has won?

Exactly why I recommended that the City retain ownership of the
beachfront and lease it out.

The most valuable property is that closest to the ocean. It will
increase in value as adjoining development takes place.

The City (taxpayers) would have enjoyed the benefits of the most
valable real estate in Asbury Park instead of a private party.

That's why you have the developers building the "outlet" center on
66 - doing all the infrastructure before they even have final
approvals. Why? cause they have to beat out new land use regulations.

YOu have a ton of new housing in the immediate area - and a need for
more and more "franchise" type of operations - like it or not. And -
as proven in AP, theres room for the non-standard palces as well.
Plenty of $$$ in the area to be spent.

The partners are sitting on gold, and they now it. The that gets
built up around them, the shiner that pot gets. What they pay in
taxes is drop in the bucket to the final payoff.

Something willhappen at the bc, the salvation army tower, another new
hotel - in time.

Can it be any but the council that signed this development deal? They
collected and added to combustibles by failing to act as though time
were of some essence, provided the ignition granting 10 years of
abatements and guaranteed the conflagration locking in 30 years of
mischief.
I wonder what, at this late date, they were doing in Lakewood.

I'm a little confused. Was the firehouse evacuated before the
Belmont burned, or after?

I missed the fire, but I was driving down Route 9 in Lakewood
yesterday late afternoon and I could have SWORN I heard the sounds
of a fiddle.
