The age of desperation has not ever really left Asbury Park and these are the results we get. The submission/approval/follow-up process continues to be dysfunctional. The 'developers', Asbury Partners and now MM, intimidate the City which has no will to say no, follow its own plans and act in the interests of the public. As it stands, the approval for 1st Ave is permanent, the 3rd Ave is temporary, with a request pending to make it permanent, and the 5th is permanent. See, this is what I don't get. On the one hand, all of us residents and fans of AP are excited that things look better and that people are coming to check it out. But, short cuts are being made. Plans aren't being adhered to. Take the bandshell for instance...it now has a huge AC unit right next to the stage, and at the back of the seating area there are heating or AC units. That's just plain wrong. But it keeps happening. Is MM going to claim that these things are just temporary and will be addressed later? If that's the case, how long does the boardwalk need to be a work in progress? Now we have people cheerleading for MM and making excuses for things that they are doing wrong, just because it's better then it's been in years. Well, if it comes down to legal vs. principle and MM is acting within it's rights, then the Empress loses. But in principle, the Empress has been a viable and successful business contributing to AP long before MM came along. This if from the Empress's website; "Across the street from the Atlantic Ocean and adjacent to historic Ocean Grove, our hotel offers breathtaking views of the beach, Wesley Lake, and our oversized pool." Now, they are offering breathtaking views of air conditioners. I guess this is a case of big business winning out over the little guy. Hi, I thought I included your post? You were commenting on the need for mixed uses. I was agreeing with that, but then saying that it doesnt look like much has been done given the years that have gone by. I can see why there is a lot of criticism of how its been handled. I'm still thinking of the big promo with Springsteen concerts and all. The places to stay are out of my price range, as are the 'nicer' clubs and shops. The key to any good revitalization of a down and out area is a mix thats affordable. I dont see it and there is really not much entertainment wise in reality. I don't want to tick anybody off with this post, because traffic at our boardwalk has been great. But, I honestly don't understand why the 1st Ave. pavilion was built up to it's current height instead of one of the other pavilions. We've mentioned the blocking of the Empress views, but what about the concept that most of that pavilion isn't even visible from inland? Wouldn't it have made more sense to build up a pavilion that isn't obscured? I think it really sucks that the Empress has to suffer since they've been a successful business for so long. It's the only oceanfront hotel we have. Oceanfront rooms get a premium price. Somebody else suggested that maybe the Empress should add on a few floors. At who's expense? Certainly not theirs. Their view has been blocked by MM. Also, isn't it a waste to have the MM offices in a pavilion? It's vanity for them, but it's also a waste of prime boardwalk space. "Sorry - I was thinking the thread was about the Convention Hall stairs to the beach... " Haha, oh all right. I at first didn't know how I felt about the stairs. The stairs leading up to CH. I know their not part of the original design of the building, but I think i like them. They are very functional. Sometimes I think even historic buildings needs to be tweaked to a certain degree to make them more modern day friendly. HOWEVER, I think the railings they chose could have been better. It wasn't a surprise to me because MM said at a previous city meeting that the bottom half would match the boardwalk railings, and the upper half would mimic the CH railings. One day when the boardwalk railings are replaced, I do have hope that they will be. Maybe then they will match them to the Ch railings.

I don't know if there's anything historic about the building, other then the fact that it's a few decades old. There were no architectural details on the building, other then it having real brick. The stairs in my opinion go well with the new design. I think they will tie in better once the upstairs railings are installed. Right now their kind of out in space!

To me the modern metal railings do not fit the architecture of the original building.? I don't know if the stairs were ever originally there, but, I wouldn't think.? If I ran this city I would perhaps let the Empress add a couple of floors as compensation and in return for more ratables. BTW, Try the Ketchup Grill in the Empress for breakfast lunch or dinner. Shep Pettibone, an Ocean Grove resident and former record producer -- best known for Madonna's "Erotica" album -- purchased the dilapidated property in January for $635,000. At the Empress, renovations began on the ground floor almost immediately after Pettibone bought the property. On Memorial Day weekend Pettibone opened Paradise, a predominantly but not exclusively gay nightclub that has live and recorded entertainment. Patrons say it has been packed on weekends. "It's a beautiful club," said James Famularo, assistant city manager of Asbury Park. "I think it's one of the best-looking clubs in the state of New Jersey. You go in there and you feel like you're in a tropical paradise. We're fortunate to have it in Asbury Park." Famularo called Pettibone's investment an example of private redevelopment that will help Asbury Park come back "block by block." "Asbury Park is coming back. Club Paradise is part of this city's new renaissance," Famularo said. It's not Pettibone's only renovation project in the area. He's also converting the former Chopin Hotel, 20 Main Ave., Ocean Grove, into a luxury hotel and restaurant, expected to open next year. Upstairs in the Empress, construction workers are everywhere, though the new owners aren't saying when they plan to reopen the four-story building as a motel. The only new signs -- neon -- advertise the club, not the motel. A sidewalk awning leads customers to a small art deco-like bar off the main dance floor, which contains a state-of-the-art, 2000-watt sound system. On many nights, Pettibone himself takes a turn as DJ. Pettibone declined to be interviewed, citing fatigue. "We've been working 22-hour days since February," he said as he stood in his small office behind the old hotel lobby desk. Rik Marino, Pettibone's companion, is excited about the property's future. He said that Pettibone hopes the club will help continue to be part of the renewal of Asbury Park. "Everybody has been very supportive, from the police department to city officials," said Marino. "They've all said what a great thing they think we're doing." Now that it's been a few years since Paradise and the Empress have been open I hope they racked in enough money to maybe start having thoughts about doing a real remodel Get rid of the stucco railings on the west side. I know it's not original, but maybe some modern glass railings would be cool. I wouldn't want to restore what was their previously, for it were old fashioned metal railings that did nothing for the building. Not sure if they were original either.

The terms of the Dispute Resolution Agreement and the specifics of the Redevelopment Plan were violated. There appear to be no consequences, that is what's problematic. I liked a lot of the old pavilions before they were worked on. However, parts of their design I didn't like. Some of them could have been edited to "open" them up more while keeping their already existing design. Making the pavilions more open to ocean ave was a good idea in my opinion. Before, all the pavilions had "back" doors facing ocean ave. Picture driving behind a strip mall, seeing all the back singel doors to each business. That is what ocean ave was like before. It's nice the way it is now. I just want to see some good stuff come into them!!

Thanks. i liked the old 5th ave pavilion the way it was, but I also like the new design. But, also keep in mind the building is NOT done. Even when it is done, it's still not! The 2nd story is not being worked on for some time. I remember at a city meeting, MM even said when the 2nd story is worked on in the future, small elements of what has already been done may be modified to attach into whatever new stuff is created up top. It's fine if you don't like the style of the building, but trying to pass it of as a mismatched building next to CH is insane. The present of past 5th ave pavilion never matched. It just felt right because everyone knew it. It grew on you one might say. And i'm sure it took time for it to grow all those years ago. On a different topic all together, the inside arcade at CH is really shaping up. It's too bad we can't have those kinds of crowds on the boardwalk!!! I don't know if we will ever see that.. Unless more sociable places open on the boardwalk. People will only walk back and forth on the boardwalk so many times... The more there is to do, the more they will wonder around.

You are so right about guality, Ive been to many places and the best show attention to detail and good presentation. Its like a stock porfilio, it needs to be diversified. The reason the redevelopment has been a failure is that lack of diversification. All bets were placed on high density residential. Clearly a huge mistake from a planning perspective. As to your faith that things can be worked out, I am not optimistic, since the track record of the rights (3000+ condos) holder, Asbury Partners has not lived up to expectations. That may, however, be a blessing in disguise and allow a complete restructuring of the deal and modifications of land use involving a more credible entity such as MM. The PLAN dictates land use and unless it is changed it will run its course as I have described. Nice comments Jack! I like the containers, I think they look neat! Also, i don't think their completed! Didn't the renderings on line show different images or abstractions on the sides of them? I think the white is just the base coat. They were in a rush to get them open and operational. I expect changes to them soon. We will see! I noticed the other day they switched out the two modern flower pots on each side of the Paramount with more classic styling ones. A small thing to notice, but i noticed! I actually liked the modern ones better, because it blurred the visual cut off between old and new. The new black ones look good too though.

Werner, I didn't cut and paste everything you said just now, but yes, it does make sence what you say. Sometimes it just seems like you word things in such a way, that it leads people towards your way of thinkng. Everything you said is true, however, the parking for beach goers lines ocean ave as well as all the avenues. How has that changed any? The condo units all have enclosed parking. Of course any visitors that the condos receive would be parking on the street. Hypothetically, any business where the condos now are would also receive visitors. Those extra cars were always present? Was there EVER parkin for the C or CH? Back in the day when everything was up and running, it seems like there was always a parking crisis. How many parking spaces did narrowing the roads really cause?

Here's my thoughts about my likes and dislikes of the current boardwalk. First off, I can't help but agree with the new poster here that the architecture of the new pavilions leaves something to be desired. Is it better then it's been in years. Yes. Is it as good as it COULD be? No. I still think that sticking with the original look from the glory years of AP would've been much better, because it would've stuck with the original branding that AP used to be known for. Now, on either end, you have something traditional and truly unique, and in the middle you have South Beach Strip Mall Modern, with wall warts of A/C units on top. I think Convention Hall looks amazing, as does the plaza and entrance to the Paramount. I can't really comment on The Casino yet because it still has quite a way to go. I like the mini golf. I hate the containers. Nice experiment, but they fail for me, especially from the rear view. As for the empty fields being transformed into parking lots...they are better then what's been there for the last few years, but I will forever miss what was there before. I love that all the streets in the area have been paved. Just my thoughts.

I do not think everyone is on the same page. When I read through this string I became very confused. I suggest as a starting point that you run a Google search on what AP looked like in 2002, a Ghost town. http://www.ghosttowns.com/states/nj/asburypark.html Rotting buildings, no one on the street, or board walk for that matter... Then, the BW itself was rebuilt, I think in 2003. I bought a house here in 2004, and the BW area was still pretty much dead, but Cookman had some new cool stuff. It was around that time that the entire city went under construction. New shops on Cookman, new restaurants, First Nights started... Buidings all around Asbury were purchased, renovated, turned into condos. Not just the big ones with the hype, all over the place and it is still happening. Our condo inventory is insane. Even before that time, people had moved in and renovated the beautiful old homes all over the city. Now it is hard to find a house on the East side of Main that HASN'T been renovated. There are still a couple, but not many. Then Asbury Partners started putting some paint on the buildings on BW and some shops came to the BW. Then the Tiki Bar. More and more people started coming to AP, but these were minor fixes (on the BW, no major changes, except teh demo of part of teh Casino and the C8 structure). Then, the North Beach condos and Wesley Lake condos came in (these are just about done). There was suppose to be the Esperanza project (that is the steel structure that you see on Ocean) but construction has ceased at this time. Then Madison Marquette came in last winter and took over Wesley Grove, and vowed to redo the BW, and do it right. What you see now on the BW is the renovation of the pavillions, which were already there by MM. MM is also renovating the Casino and Convention Hall- these are historic buildings. So when people talk about last 6 months, they are referring to the BW pavillions and the two historic buildings (and the recent demolition of some buildings in the redevelopment zone). If you talk about 6 years, you have to look at the whole city, which has changed in a HUGE way. If you sun searches, look at pics, read old articles, you can start putting the story together of our changing city. Yahoo! That's how i read it, not sure if that's what you had intended or not. Almost like the boardwalk is the way it is, but we can hope for better on the west side of ocean ave. I think the boardwalk buildings are nice. I mean, it's true, their not that different or stand out features. But were the ones before really that stand out themselves? Yea, one could argue we had the chance, and we should have went all out. Ah, I don't know.

Convention Hall and Casino are the onyl2 "old buildings" on the boardwalk. 5th Ave with bandshell and the "round building" are from the early 60's in an attempt at the point in time to draw people or was inspired from the Worlds Fair in NYC. "Modern or futuristic" The first ave building was more or less dull. The 3rd ave building was crumbling apart. Since mid feb of this year, the have been rebuilt. First ave almost down to steel frame and new framing. 3rd ave all the old block, concrete, roof etc, 5th ave , CH and more. Loads of work in a short period of time. Streets, mini golf, lots. Like night and day even from last year's minor Madison Marquette participation. The question is - what type of building WOULD be "correct" for the boardwalk? Victorian? Modern? Futuristic, Fun? Brick, wood, stucco, glass?? Yahoo! Im really impressed by the convention center, such a cool building, but the rest of the area is a disappointment. I mean, I followed all the hype years ago when it was on TV with Springsteen and all. That must be about 6 years at least. Your saying they have been working on this for only 6 months ?? What happened? The marketing and hype doesnt match the product. Multicolored concrete buildings do not pass for good architecchture, at least not in my book. Especially when considering the cool old buildings on the boards. What are they thinking? As far as the boardwalk goes, if you were never here - it's pretty amazing as what has shaped up over the past 6 months. Still a long way to go. The condos - if you can't sell them, don't build them.
