about double standards.

As to the LIGHTS . I'll bite AGAIN...

A few posts back the question was asked about what can be done about
intrusive lighting. I've posted numerous resources on the topic.

Well here's my offer, anyone willing to seriously address the issue
kindly contact me privately by email or phone and if we can get a core
group together we may be able to effect some positive change in the
way things are handled.

I uploaded an excel file outlining what I think are all of MM's
purchase of Wesley Grove. I get $35M. Some more $ could be hidden
somewhere else.

I uploaded an excel file to the files section (stjames sales). I've
isolated what I think are MM's purchase of the Wesley Grove. The total
there seems to be $32M.

I appreciate the high finance experience of those discussing the MM
funding sources.

However, could someone put it in more locally relevant terms? Is it
possible to determine in reality how much MM or APartners for that
matter has invested in Asbury Park?

Also what has been the net change in the City's financial picture
since that investment? A premise of Redevelopment is that the public
is giving up some of its rights and assets in order to leverage other
people's (developers) money for the public's benefit.

On balance what have the parties realized?

- Investment/Profit to date of APartners?
- Investment/Profit to date of MM
- Profit to date of the City as result of the first 2

By all accounts the City has taken a beating - a $13M deficit - can we
put numbers to all this locally?

For example:

- Change in tax Ratable base
- Change in fees revenue
- Change in Sewer charges
- Change in  etc.

I think its important to look at the past 7 years, one reason I asked
for the prior budgets  - no reply to that 

?

I guess the real question for all of us is whether they have further 
capital to put to work and if the AP investment was done by MM for 
MM or through one of their other investment vehicles.  Another 
thought, perhaps Gary was saying that MM put up the 60 million in 
cash for the fund using no leverage but the fund itself has 
leverage.

Be careful using stock prices to talk about the strenght or lack 
thereoff of a company.  In a bear market most stocks get hit very 
hard.  Cisco is one of the worlds most dominant companies, has a huge 
cash balance and nothing to do with CDO's mortgages etc, and has 
corrected from 34 to 14.  The guys at Blackrock are very good.

BlackRock CEO Larry Fink is dominating the headlines like he did a few
months ago, when it seemed like he was a candidate for every
high-profile open CEO position. His firm is playing an active role as
the bailout industry gears up. BlackRock has been hired by AIG, Lehman
Brothers, Fannie Mae and Freddie Mac--not to mention the Treasury
Department.

Fortune notes the irony: "Keep in mind that 25 years ago [Fink] was an
early and vigorous promoter of the CMO (collateralized mortgage
obligation). Today the CMO and other asset-backed securities have
become the monsters responsible for the credit crisis." 

In some ways, that's unfair. You can't blame him for the recent
decisions at some investment banks. He has his company poised to
profit from the bailout process, and that strikes some as an enviable
position.

MM said it was debt free so there is no leverage. I certainly have
seen my clients' leveraged IRRs be very high, higher than their equity
partners. But when this fund was put together it was the days when
even  the equity was borrowed.

I do not think they are seeing an 18% IRR

And Blackrock was the darling of the street. But like the rest of the 
now public co's (and don't look real hard why they went public) from 
their high of around 250 or more, they are now around 100 and have alot 
of issues in their closet.

Also, BlackRock Realty and the Harvard Endowment are two of the most 
sophisticated alternative investment investors in the world.  The 
fact that they are partnered with these types of people is a plus 
for sure because Harvard does tremendous due diligence.

insiders is a healthy chunk of money.  This does not seem like an

They way I read it, MM was looking at an 18% Internal Rate of Return 
(IRR). If you really understand the purpose of IRR, then you good for 
you.

tapped into the monies from this fund, or by reading the doc, it
