yes werner, ive noticed all these things before.  i dont alwasy post on them, 
but i have alwasy seen them.  i'm an artist, i notice everything! if it 
stays emtpy for too long, maybe it will catch on fire!  isnt that what happeend 
to the finsihed condos that were there in 80s?  they burned right after 
construction was finished?   anyone have any pictures of what they looked like?

To me, the way the courtyards face in on each other is pretty cramped looking. 
I tend to 
think that privacy might be an issue at WG. I'd also be apprehensive to move 
there with 
kids. It just doesn't look very kid friendly.
On the other hand, it's built and I think we are stuck with it.

Notice also - the gas meter walls on Lake Ave, the air conditioner 
equipment between the units, the small sidewalks, the utility boxes at 
the sidewalk, the repetative style of everything..

Why? - Bad design with little attention to human factors and details.

my life.  if they have to be there, thats fine, but why would you make them 
white if the building is not.  isnt the idea to have them blend in?  if its 
one, have it white.  but when theres literlay about 300.  dont get it.

No best case would have been to make them taxable on a sliding scale as 
construction progressed and to reflect any abatements. For instance, in 
NYC, new construction is taxed at the land and 45% (the equaliation 
rate) of hard or direct construction costs. Then whatever abatements or 
exemptions are in place are relfected upon completion and 
stabilization. No matter how you cut it. This City virtually gave away 
56 acres along the Atlantic Ocean ALL TO NO EFFECT. We are paying (and 
will continue to pay) for whatever collusion there was by those who 
were supposed to be in our camp and if no collusion, then sheer 
incompetence and inexperience.

I think it is when units are SOLD, not CO issued. Which is worse.

Two huge mistakes made in the "Deal" are that there are no performance 
deadlines or penalties imposed on the sub=developers and the act that 
taxes do not kick-in untill a CO is issued.

As you say they can be in a holding pattern indefinately while the 
City finances go down the tudes.

Ouch, that Lucent stock killed me too. Only smart (?) thing I did was 
buy some when it was under $1.

the sidewalks on the western side are almost done.  all the lights are in, 
benches, and trees should be coming soon.  theres not going to much more "bussy 
work" left!  we will see what happens.  it will soon be more obvious that 
nothing is going on.  there wont be any need for workes to be walking around 
outside, if theres nothing to do.

"non-refundable deposit". More like live & learn...they put down 
$60,000 & agreed to purchase the property for $600,000. The property 
has obviously dropped in value since the contract was signed. Better 
to lose $60,000 then be locked into losing $250,000.  

This is going on across the country with new construction. Luckily for
the developers in Asbury, the property tax is abated, so they're not 
forced to discount to get a quick sale & can wait out this downturn 
until the housing market comes back up again.

I suppose my Lucent stock will be worth $80 again too someday.

Agreed, like issuing co's on north beach. like issuing co's on tons or 
other crappola around town. But, that has gotten much, much better. The 
better they crack down on code violations, the more tough it is to be a 
landlord. You might get a few landlords to leave and start to sell - 
hopefully to resident homeowners vs. investors. I'll stick to my number 
AP is 73% investor owned.  

So mls listings in AP around 320.(condos, homes, etc - except new 
construction). A few n beach flips are listed.

I also think that sold signs were placed in the windows of Wesley Grove about 
the time of that 
trolley tour that they hoped to use to promote the property.
And, I can't see how CO's could have been issued for properties that aren't 
complete.

So I just leave a finance guy who, familiiar with Wesley etc:
 - 3/4 of the units are "sold". - (note, not closed) non-refundable deposits
 - the units facing the water are sold.
 - none of the top units are sold
 - co's have been issued.

when asked about the broken windows...he said someone oin the city was quoted 
as 
saying "there is a big, big problem with gangs.."

I aksed him where he got the sales numbers from... a city rep.

I don't doubt units were sold - but that was 2 years ago. see who goes to the 
closing 
table.

C-8 in the beginning was "almost sold out".

I think it's kinda suspect that on the Wesley Grove website, the last
time they updated their news section was September 7, 2006.
You would think that if they were going to start have people moving

Kushner was in this in the beginning. But even if you count after 
CAFRA, we're talking 2004? It takes real talent to have started that

I didn't post it but the other day in one of the NYC real estate rags 
(NY Real Estate Weekly) there was a bs pr about the opening of Wesley 
Grove project for Spring 2007. It also said something about moving the 
sales office.
