I don't know what happened in AP, except, Sewall Ave. in front of the
Munroe Towers has been dug up and new pipes are being laid there and in the 700 
block also.  This week on Emory St. by the side of Thurgood
Marshall School, a huge hole is dug up there, also.   Any cars parked
where replacement pipes are being towed away.

2 Weeks ago, every car parked opposite the Munroe Towers was towed
even though no residents were informed of construction.  Cost to recover 
vehicle; $150.00.  I park underground, so I wasn't affected
but residents are hot under the collar because they didn't know where their 
cars were.  Don't know if this has anything to do with the court
proceedings.  I'm just saying.

On the beach ordinance, we're into the 21st century and since the
revolution of the 60's, who cares what anyone is wearing?  I say take
the regulation off the books!  Asbury wants to be visitor friendly.
Channel 5 and Channel 12 were on, "live" this morning, asking visitors
what they thought.  My thought is, throw the regulation out!  If you're 
swimming, sun-tanning or whatever, people have to go onto the boardwalk, if 
not, but for a bottle of water!  Nothing personal, but
what era is SHE living in?

I haven't been posting, as I saw nothing relevant to post about!

I had thought there were folks from Downtown on this group 

This issue certainly seemed to upset the business community when it was 
reported as taking place in Asbury Park.

As a related observation - it appears that participation in this group had gone 
to 'next-to-zero'. What forum, if any, is being used to discuss Asbury Park 
related news and concerns ?

many towns have REQUIREMENTS that a business must leave x number of lights on 
for security. Not only that, they have to be wired DIRECT to the box, so 
there's no excuse - some say it's a waste. 

Many also now require new construction to have alarms direct wired (FD and or 
pd/monitor co).

You should also spend a few$ on an affordable camera system. for several 
reasons - catch fake insurance claims (slip and falls), b&e, employee theft and 
theft in general. You might also save a few $ on your rising insurance costs. 
AP is generally higher.

the strip centers we manage have installed camera systems and have resolved 
many issues. Stolen oil tanks, ac units, dumping and slip and falls. Beats 
watching tv.

If she is only going to ride around town, a 50 cc is okay but most folks that 
get a 50 upgrade right away to a 150. NJ is similar to NY, and I think even to 
ride a 50 you need motorcycle license. It deals with speed and not capacity (in 
NY).

Yes opening the parking spaces in the long run should help ap businesses... On 
the weekends.  During the week at night not so sure ... Empty dark streets at 
night people driving thru may not stop. I am usually not concerned about 
walking to my car after work 10pm... Tuesday was looking over my shoulder as 
there were no lights on the street(street lights or business lights) businesses 
should consider some display lighting for the 6pm-10pm hours when they are 
closed and it's dark... Those driving thru
Or eating might see a reason to come
Back There is a police presence during the day and on weekends ... 
Tues-fri/Sunday night none... And if it's raining forget it... This week car 
break ins and 2 business broken into tuesday night 

Yes a large anchor store would help foot traffic and most asbury park 
businesses are very happy to serve 1 cup of coffee

It would be an excellent location. There are territorial limits (for Piaggio - 
mother company of Vespa, Aprilia, Piaggio etc). So you would need the 
permission of Stumpy's (on 35 south before Belmar). I tried to get Brooklyn 
here and said I would watch the scooters. If they parked bright colored ones on 
Ocean Ave they would attract a lot of attention. But it couldnt be done. Not 
such an easy business anyway. There's a moped army in town over at Sweet Joey's 
on Bangs. met his dad Vladimir who works on them (and makes customs jeans in 
the shop). He has scooters and a great old Fiat 500. I hear there about 15 
moped riders in their group. I was supposed to ride with them sunday night but 
couldnt.

Ask for Andrew or Marco and tell them Dan Sciannameo referred you. 

Jersey City Vespa just closed a few months ago and that would have been ideal 
since you work there. Stumpy's seems like good guys but they don't push the 
Vespas. Used is a big bargain but you have to make sure the scoot was never 
laid down (or at least bad, I laid my GTV down doing gymkhana through the cones 
going into the Lincoln Tunnel last year but not even a scrape because of the 
cowl protection bars). SHould come by and see. I keep the 64 vespa and 2009 
stella (essentially a vespa px150) here.)

Or, temporarily cover up the parking signs.
Speaking of which, I still have a sign pole without a sign in my front yard. I 
contacted the city about it several times. 6 months and counting. My friends 
have suggested I should just make my own sign.

Personally, I wouldn't even own a car if I lived downtown. No need for it, 
everything is in walking distance. 

 Being on the Westside we have downgraded to one car, and 4 bikes (vespa this 
spring).

We only drove to the beach if I had my nieces, and we generally cab it to 
Cookman for dinner/drinks

kept putting money in the machines anyway. The residences are supposed to have 
parking lots. There are restaurants on Mattison that need parking so all you 
would be doing is shifting the cars that were "stored" on Cookman to Mattison.

Went down town, first time ever there is parking near taka, paid my $2 in
the conveniently placed meter,  dropped some money in a local business.  Im
happy, they're happy and everyone is a winner.

In this weather if there'd been nowhere to park I wouldn't have come (and

But why should you pay the lot designated for your building, if you can secure

Why would you have to go back and restripe it? Stripe it once, number it and 
don't enforce it, I have no issue with paid parking, I encourage/welcome it, I 
have seen the benefits

But I also see hinges point, its known that parking was a problem and known to 
be used by residents/employees. We also see now there is not a HUGE need right 
now for paid parking, so why not a compromise and give the residents/employees 
a "grace" period if you will, to get everything in order (find new parking, new 
means of getting to work etc)

I paid today, no complaints

Dan can put numbers as that is his profession.

But if own a building or have a business or are considering a business in the 
immediate area, you just might want figure out where people will park if you 
want them walking in your door - if you need that kind of traffic or are 
concerned about your employees.

Let's take another example from the real world.

I do alot of medical offices in NJ and PA for a Dr. Matter of fact, I did about 
32 so far. Many of these are old free standing buildings. 

Usually we have to go to planning boards and zoning. The problems are usually 
PARKING. What most towns do is make you follow the local code. Most towns for 
medical use you need 5 cars per 1,000 sq ft. That's 10 to 15 spots we have to 
provide as we do buildings 2,000 sq ft and up but we usually double that, for 
employees and the volume of the practice. 

What we discovered is that's its much easier to buy existing buildings with 
large lots. Even then it's a pain. so we now have around 10 former banks that 
are or have been converted to medical.

With parking lots come maintenance, snow removal, insurance etc. All those 
costs the city in effect picks up. If you are a tenant in a building with a 
parking lot, you usually contribute towards those costs. It's a trade-off. the 
city maintains your street. 

Before you go into business in an urban area like ap with limited parking, do 
your homework. Will I go to Luigi's or Clancy's because I can park for free and 
walk right in vs heading to cookman?

How else do you propose to stop people from hogging the parking so its 
available for customers? The parking has been a real big problem. And as I am 
fond of saying, NO PARKING IS FREE. Believe me, there are a multitude of 
whitepapers on this. Parking always has a cost regardless of whether a fee is 
charged or not.

Maybe, buts what's the downside? On weekends you get incoome froom visitors 
pparkiing on Mattison too. I've had trouble finding a spot there tooo on 
weekend nights, although most of he times we walk.

What I'm not understanding here is that it was just pointed out that during
the day, Mattison Ave is completely empty.  So, there seems to be plenty of
parking at the current time.  I can see that the parking that is available
will fill up quickly as businesses grow, and there should be plans in the
works to accommodate that, but it seems perfectly reasonable to park on
Mattison to grab a cup of coffee, or whatever... is it just that people are
insisting to park directly in front of whatever business they're
frequenting?  

Maybe I am missing the point here, I did overlook some posts in the
beginning of this discussion, sorry if I overlooked something of importance~

The spots not being filled right now by patrons is not because of the 
metersI am predicting that daytime shopping/eating/drinking will be pick-up 
once word spreads there is ample parking

So many people shop elsewhere purely because there is no parking, hell when I 
first moved here I was one of them.

Like I said, they should have just started with Cookman, looked at how it 
worked out, and expanded paid parking from there. I think lot's of people

I'm not against paid parking. I'm for a well thought out plan and I don't think 
we have one.

years from AP to Edgewater, 140 miles a day, 5 days a week. I also commuted for 
4 years from Bergen county to Bay Head. In addition, I commuted by train from 
Allenhurst to Hoboken for 1 year, and rode my bicycle in ALL kinds of weather 
to my job in Hoboken.

like others, I commuted to NYC for a period of time - From Elberon to Penn 
station, then walked about 15-20 minutes to Madison Ave carrying my laptop. 
Before that, it was the WTC to the seaport. I even walked from my house to the 
elberon train station. 

No limo waiting for me.

I would take a shot in the morning of pulling up, running in and grabbing your 
coffee - or paper.

I have no worries about AP. Its on its way. I've seen it so many times in so 
many other edgy places. First it was the gay community and now I am seeing a 
lot of young  straight hip people. Being from NYC I dont know NJ that well, but 
now I understand that to many, they dont have to be in or near Manhattan or 
even Brooklyn now I remember was saying you were from Brooklyn was bad). There 
are a lot of young and some older folks who want an urban hip location and they 
do not have to commute into NYC (AP is too far to really play off that). They 
are choosing AP. It will continue.

No I do not and I did not mean my comment to be personal to you, so if thats 
how you took it, no insult meant. But the hard facts are that buying a single 
cup of coffee and staying a long time is not going to keep that place in 
business. The simple fact of the matter whether you or anyone else like's it or 
not is that the parking spaces on Cookman were filled most of the time. And now 
that they are not during the week is sort of pretty good proof that they were 
from folks just parking their cars there because it was free and not because 
they were in the stores. In fact, I've been in the stores with no one in them 
and all the spots on Cookman were occupied. So nothing lost by the stores 
because those people are not parking there anymore. Will some people who went 
to stores on Cookman not go there because of paid parking Maybe a few, but I do 
not think that will make or break the stores there. They have larger obstacles 
to overcome.

unless the paper wants to have a few pages dedicated to crime in M county, you 
only see a few snippets of crime. 

Sit in ap muni court - just for the minor stuff.

Usually a full house. 

Common sense anywhere. First Saturday nights are a great idea that helps people 
overcome the perception. The rest is up to the individual businesses.

Exactly, "perception"

When someone from  outside of AP see's a headline "man shot in asbury".now 
they just have AP in their head and a shooting, not where it actually took place

So many of my friends have looked at myself and my fiance as if we had 30 heads 
when we suggested going out to eat in AP 5,6,7 yrs ago, when we finally got 
them too Cookman they understood it wasn't that bad, it was safe.

have. Although my car was broken into on Bond 4wks ago

2yrs ago when I was thinking of opening an office in AP I had pulled police 
reports for crimes on this particular section of Cookman. Countless car 
break-ins and several mugging attempts, but that was 2yrs ago. I'm sure its 
much better now

I have co-workers who live in RedBank and Absolutely love eating in AP, but 
they won't go to Cookman at night, they have this perception that when the sun 
goes down, the criminals come out to "play"

The APP doesn't help with that perception, unless you live in AP and know 
firsthand its not as bad as its made out to be

least buy my first cup of coffee from the local vendor which i currently
don't.  I will also BUY my 2nd or 3rd cup of coffee (which i always do a
panera).   so where exactly does that make me one of the "those" people?

fyi - i not fond "those" people who have loud meetings and hog the tables,
but i wouldn't accuse someone of being one of them without knowing what i'm
talking about..

Just that all those towns have a bit different demographics - and most have a 
college community or big business and more.

You can't keep building taller and inviting more businesses in without having a 
realistic parking solution. This has been the case in AP since the beginning of 
time, when cars were few. 

...Within the next few days signs will appear along Asbury Park's main street, 
Cookman Avenue, appealing to the public to refrain from parking cars any longer 
than necessary. The merchants hope that this system will work, though the 
ordinance forbidding parking more than 20 minutes on Cookman Avenue has failed 
to keep the street clear.

experience.  We also need to marry the "best interests" of Madison Marquette 
which is truly only concerned with leasing retail space on the
 boardwalk and building more condos/townhouses with the needs of the downtown 
businesses.

There are a number of towns and communities in NJ that have created vibrant 
downtowns that act as destinations (Montclair, Westfield, Westwood, and 
Madison-Chatham as well as Princeton and Lambertville).  Make this an 
attractive destination and parking will stop being such a major concern.

The Tri-City has been preaching this for years.

A business that does not require foot traffic essentially, but has a decent 
number of employees in their offices each day

If the condo's were done and occupied, the meter thing would be a lot less of 
an issue with the current business owners on Cookman

The AP meters have pay via smart phone coming soon,however, I've researched the 
app that it works with and it's got nothing but horrible reviews.

I'm a weekday shopper - right now if i'm working from home and want to run
out to grab a coffee i do a flyby on cookman, see if there's anywhere to
park and if not head on to panera or somethign where parking is guaranteed.
 I know now that i'm sure to have parking now downtown and frankly if i'm
running into a coffee shop to grab and go i won't bother paying to park (and
i'm sure that others will be the same), that is a huge positive for the
coffee shops and deli and grab and go places.   If i need a change of
scenery and want to grab my laptop to work somewhere else, same thing, i do
a flyby, parking, yay, i'll go to cookman, no parking and panera here i
come.  Now there will be parking, i will pay if it's a stop and i'll spend
more money down time as i wander and now buy 2 cups of coffee, maybe a snack
etc.

Same thing with lunch, quick stops at local shops, hell, i'll even join club
a now as I can park for sure and not worry about missing class as i'm
driving around looking for parking.  I will happily pay for all those
things.

I'm sure i'm not unique in this philosophy, so the pure nature of freeing up
spaces will drive more business for the merchants and that's what we want,
give them a chance to survive in the off months and thrive in the on months.

I think you've hit the nail on the head, and the reason why Cookman now looks 
abandoned. Practically everything is a specialty store. If there were something 
akin to a modern Woolworths, you'd generate traffic and lead the curious to the 
specialty shops.

You have to define what a "weekday shopper" is.

What would draw one to to shop AP - is it selection, price, the scene, food, 
proximity to other place of interest that day and parking.

that comes down to is it a weekday destination shopping trip? Or are those 
people more likely to go to the mall on a rainy day or The Grove in Shrewsbury.

You want daytime life on cookman? Then like it or not, you need a major co (or 
groups of little ones) who have employees with disposable incomes and or a 
major shopping destination - like a Marshalls where people just walk in and buy 
tons of useless items. We had this discussion before.

What you have now is the funkiness that you want so cater to the night business 
of music and restaurants ( that means be open when people ARE there). You can't 
be closed when people are there and open when they aren't

Some people are suggesting that the parking meters might actually increase 
crime when people are trying to use the poorly lit meters at night, especially 
approaching the midnight hour. I'm not sure if I agree with that, but it could 
be a valid point. People pulling out their wallets on the street could be

I've paid lots of bills with it.

Granted my visitors aren't hogging any parking spots - unless they are using

Starbucks in NJ has parking - most by local code.

Here's a real good example. 

Most of you see the new strip center on the AP circle - more or less vacant. It 
cost over $3 million to complete it. 

A new coffee shop has been slated to open there. While the town let them build 
15,000 sq ft on this land, there may not be enough parking. So they made a deal 
with the landowner next door to "borrow" spaces.

The problem is if a restaurant goes in there, they will need more spaces say 
then a dry cleaner - because there is no turnover of spots. 

The problem with the coffee shop - from what I hear - is that they want to put 
in tables (aka starbucks) instead of having a "grab-n-go" type of coffee shop. 
The more tables you want, the more parking spaces you need.

Why? Tendency is, you walk in, bring your laptop, makeup, cellphones, buy one 
coffee, use their toilet, grab a few extra sugars for your house, use ten 
napkins to clean the seat and table and invite your non-paying friends over to 
"your" living room and toilet for the next two hours, then complain your coffee 
is cold.

The coffee shops in AP need two things - residents and offices.

Do coffee shops face fears from more people using their Keurig k-cups at 40 
cents a pop? Or is coffee and the lounge a social experience that people are 
willing to pay for and the owner has to take the good with the bad.

America's cup has a done a nice job of coming in early and being there.

I received a personal reply in which they reiterated that they were going to 
enforce year round, 9 am until midnight parking on my block.

If there's a spot on ocean ave,my wife would park there vs parking on the 
cheaper streets. 

And dan's right. people that live in the steinbach/Post (for example) tend not 
to want to pay another $100 or whatever it is for one monthly spot in their 
lots. Some have state garage spots, others, until this went into effect, would 
dump the car on the street. So that's 80 +/-units. Granted some aren't here 
24/7, others are and commute. then you have another bunch that alone work in 
those places in the Steinbach. 

And I'm used to the meters. like I said, if you're willing to pay $8.00 per 
glass from a $7.00 bottle of wine and $12 for a mixed drink and the one serving 
you has an attitude... the parking is the least of the problems.

If we go to morristown shopping and park in their muni garage - I think the 
first hour or two is validated from the merchant.

So if I come in your place, drop $120 for an appetizer, dinner and a couple 
drinks, I'd be ok paying for parking or be happy if the merchant gave me  a 
"parking credit".

Ps, some guy called me the other day looking for indoor secured parking. Seems 
the spot he had in the muni garage cost him convertible top $2300. someone 
slashed it.

will be good for the business' downtown. Too many spots held all day by 
residents and others who were not shopping. I know a guy from Ocean who parked 
on Cookman to take the train into NYC because he felt his car was safer there. 
(He also sparked the convo last night)

My point is that's one free'd up space for several people to shop with now. If 
people are parking there because they work downtownI say suck it up. I pay

Time will tell. Most of my coworkers and I here on Bond street ride our bikes 
to work. I mostly shop in AP via bike too. I heard many negative comments from 
locals today, but like most things it takes time to adapt.

It could be good for business for other reasons too.  For example, i never
shop at Lush because there's no parking and the nature of what i'm buying is
heavy.   I don't mind paying a dollar to park and for sure if there's
parking i would always shop there and support the local businesses.

Same with most of the stores downtown - i would even buy the permit if i
felt it worthwhile so i can have the convenience of shopping where i want
to.

I parked out front because my car was full of musical equipment and I decided 
to take a chance and see what would happen.

I'm not going to buy the pass. Maybe when they analyze revenues after a few 
months they'll realize that nobody will be paying to park on my block between 
Sept and May.
