The issue, in my opinion is that an outdoor concert venue is incompatible with residential use. Thus, I believe you have to choose one over the other. Yes there is soundproofing etc, but intense entertainment uses are incompatible with residences. I dont think you can have residences in the ocea

Last night between 930 and 10:00 pm I heard a series of... M80s (fireworks)? Gunshots? I though first it was fireworks but then it stopped. If it was gunshots, it was 8-10 of them and I couldn't tell where they were coming from. I don't know what gunshots really sound like well enough to disting
