Heyer said that as written, the proposed plan allowed for a potential height of 
75 feet for all buildings in the zone. He said that most of the area tops out 
at 45 feet, with the Steinbach building at 65 feet. Heyer recommended that the 
Lake Avenue height limit be set at 55 feet in line with the height of the 
Moonstruck restaurant, the only building on the 500 block of Lake Avenue which 
is currently functional.

Along Cookman Avenue, the firm recommended a limit of 45 feet at the street 
line, allowing for a 60-foot limit if upper floors are scaled back at least 10 
feet from the street.

"The subcommittee wanted to avoid a 'canyon' effect along Cookman Avenue," 
Heyer explained.
