 Yes that is the  exact amortization table(With
Cummulatives)I want in Ms Access.
  The things I have to solve:

1. How to convert the results into a Access table
which    can be related to a particular borrower,
2. How can I accomodate if borrower returns a certain 
amount in between, keeping the regular payment(EMI
Equal Monthly Installment) decided initially not
disturbed.

Actually, now that I think about it, the following may
work:
1. Use the PMT function and then round down to the
nearest dollar to figure
out monthly payment
    (for example    =PMT(6.5%/12,360,-90000)   ==>  
$568.86
2. Use the FV function with the payment calculated in
step 1 to calculate
the final balloon payment
    (for example    =FV(6.5%/12,360,568,-90000)    ==>
 $952.66
3. Then use the PPMT and IPMT functions to help create
the table.
