I had an issue at the same point and it turned out to be the IP related.
The hosts file needed to be updated to point the hostname to the physical server IP (it was previously mapped to the public IP) I assume you haven't set admin mode only as this can also cause upgrades to fail. BMC support told me to run it as the owner and then the patch applied correctly.
