the triangular land, by asbury tower is for sale at 400 000? doesnt that sound about right? considering its only the land thats for sale? you cant sell a piece of land, based on what "might be built" there, you have to sell it at what the land is really worth, or at least a ball park. no one would buy it, if you tryed to push the price up, to balance out the potential money that might come in off the condos. ?
No. Unfortunately, it doesn't sound about right. I'm no real estate expert either, but all one needs to do is to stay somewhat abreast of the price of other vacant lots up and down the Jersey Shore and you would know that $400,000 for this particular piece of property is ridiculous. And yes, you can sell a piece of land based on what might be built there. It is, in part, the land's potential that gives it its market value.
