It's one thing that people use, of necessity, parking "almost
to Main 
St." when drawn by an event, but if you think they'll do that
when 
shopping, The Fishman has space he'd love to rent you.  

The reason `"mall type" buildings there [sp] planning'
won't work is 
first because Ocean Avenue is off the beaten track, offers no parking 
on the Atlantic Ocean side, has really nasty weather half the year 
and due to the foregoing can not attract the sort of retail that form 
the lynch pins for the mall type shopping experience (i.e. no vender 
at the Grove could survive).
