Not a popular opinion in this group I know, but while I would agree 
the agreement is less than perfect, under the current board's watch 
(including Kate):

- The boardwalk was rebuilt from scratch, and looks great
- The pavillions are beginning to reopen for business
- Three major new development projects are either underway or about 
to begin, including finally making use of C8
- Cookman Avenue has been completely transformed from a ghost town 
to an emerging destination that can actually support a diverse array 
of businesses and will only get stronger with the Steinbach building 
being redeveloped
- The Empress is back in business.

Now, you can say that it was a bad deal, and many do.  But this is 
the first real progress that has taken place here in over 30 years 
and without this deal we could still be looking at no activity at 
all.  And it is easy to say this was inevitable based on how much 
the land is worth but history would question that.  This land has 
been extremely valuable for many, many years and the total 
mismanagement and corruption of the past has prevented the 
developments you now see.  

You can say that this all started organically with the gay community 
and that is true - but had the board not taken the seed that was 
planted and done something with it none of the things above would 
have taken place.  

Bottom-line is that is is really easy to sit back and damn people 
for making decisions you don't like.  But things are getting done.  
They got done on this board's watch.  And if nothing had been 
accomplished the same people who are complaining about what they did 
would be complaining about what they didn't do.  Public service is 
so thankless.  

Now go ahead and crucify me for this.  I know many will.
