Gary First thing, get a great architect, one that is used to bring new life to historic structures. Look at Beyer Blinder Belle. They are one of the best. They did Grand Central, Ellis Island.

Both firms have done a lot of historic restoraton and adaptation as well as epxerience with performing arts spaces and musuems.
