You have basicly answered your own question.

The LB beachfront was completely leveled removing its identity that you 
recall.

The AP downtown has been rehabilitated keeping most of its identity 
intact.

You 'feel' comfortable in AP-DT while LB-BF 'feels' foreign.

That's one reason why Preservation generates value.
