Belmar's Redevelopment:

BELMAR — A $500 million plan to raze and rebuild much of the
downtown will take longer than the 10 years to complete that borough
officials had previously predicted, said Mayor Kenneth E. Pringle.
...
Jerome Beckman, whose father owns Beckman's Stationery at 704 10th
Ave., said Belmar's economy is suffering under a promise of
redevelopment that has yet to see one success after five years of
empty promises and aborted starts.
...
The court in effect invalidated the blight designation for the
entire redevelopment area, stretching from the Shark River to 10th
Avenue along Main Street and Route 35.

Pringle has said he intended to use the blighted designation as "a
stick" in getting businesses to negotiate with the borough's former
master developer, the Gale Co. of Florham Park,...

The thing that KILLED Asbury Park's Beachfront was the redevelopment
itself, the designation of 'Blight'. If it been left to market
cycles, zoning/code emforcement and Historic Preservation grants,
the Beachfront would be in full swing today.
