You sound like you're a very kind and caring person so PLEASE take this not as a criticism of you or what you do, but a general warning.
If anyone is facing a foreclosure which means falling behind on even one mortgage payment then you should pick up the phone right now and call your lender then call your local HUD certified housing counseling agency to speak to a loss mitigation counselor. In Asbury Park, there is only one agency with one counselor. The funding is so bad that they cannot counsel anyone outside of the city. The agency is All AHEAD and they're on Mattison Ave 732-807-2523. Locally, there is AHA in Eatontown 732-389-2958 and Monmouth County Freeholders 732-431-6028. There are options and some will allow people to keep their homes. Some lenders are tending to be more cooperative than in the past. For information http://www.hud.gov/foreclosure/ People need to know all of their options from a disinterested party. HUD funds the counseling programs to do this. A recent Freddie Mac survey showed that in 60% of all foreclosures the homeowner did nothing to prevent it. They didn't speak to their lender, a counselor or a lawyer.
