Nothing to discuss there, David. 

Only fact:

The residential population (largely in the form of elected officials who lived 
in AP year-round) turned against JAB. 


A reading of the 19th century AP Journal clearly shows in column inch after 
column inch the relentless promotion of an ideal city by the sea, grounded 
in Protestant morality, unrivaled anywhere else on the Jersey Coast, and sought 
after as a destination by those arriving "here" from somewhere else.

Read the early 20th century AP Journals and you see the tide turn; new 
residents 
chafe at the limitations placed on their behavior; Catholics don't get a Grand 
Avenue address for their church from JAB, and anyone with dark skin, regardless 
of race or ethnicity is relegated to west of Main Street along with poor, 
working class whites (and to a neigbhorhood JAB doesn't own). 


The PR prose about AP at that time fades until Clarence Hetrick, a 
realtor, gets 
elected mayor.
  
It's my thesis that who ever owns the most amount of Asbury Park land is always 
going to get hit with the most amount of public criticism. Anyone around in the 
'90s knows that Henry Vacarro took a lot of hits. Then came Asbury Partners. 
Now, iStar.

It's in the AP DNA: the city always looks to the largest land owner as its 
creator/savior.

Only a cataclysmic event will change that M.O.

Or one truly gifted municipal attorney willing to put his heart on his sleeve 
while negotiating a development deal that has the words "performance bond" in 
the contract.

PLUS a vigilant residential population to make sure it happens because change 
of 
that magnitude can't happen without the united will of the people.

Complaints don't count.

1. It's been about 100 years since people didn't like what Bradley did to "his" 
land/development. They wanted different.

2. It's been about 30 years since rights were originally handed off.

Celebrate.
