Up up and away.

I still say the "AVG" they use isn't quite right. Looks like "only another $20 
month..." - like having a cosmo on the boardwalk off happy hour.

but for those "above average" it's a bigger hit.

You need new construction that is taxable to help soften this what look like 
little hits each year. you also have to hope that the schools continue to get 
state aid and remain troubled - the more problems, the more money they get to 
fix it. Kind of like raising homes in flood prone areas. The next genius will 
say they have to build the roads higher as well.
