Not necessarily. There are realtime BBS games like MajorMud, Falcon's Honor and the other mud-style BBS games out there. I think LORD2 even had realtime battle. Given that it's a multiplayer game where you can battle against other players, I imagine it's probably in realtime.
As for the telnet interface, eamon deluxe doesn't run in a telnet window, it runs in a DOS window. They work fairly similar though, so I imagine there shouldn't be any real problems.
