You should be able to remove the fan unit from the housing without going up 
into the attic. The have fan replacement from some supply stores. We have a 
supply store here that one can purchase these fans. Cll around.

    Hello,
  I've been messing with my bathroom fan-light combo. I have taken the light 
cover off, found the little wingnut which holds the light fixture up in place, 
taken it out, unplugged it, and found the fan full of lint and junk. Cleaned 
it, got it spinning again, all was well. Next day, I flipped on the switch for 
the fan, and it gave the noise of the motor trying to kick on, but the fan 
couldn't spin, took it apart again, messed with it until it worked again. Same 
thing next day. Finally a friend suggested that I probably need a new one, but 
that I could try wd40, as it was not a conductor of electricity. I did that as 
best I could without going into the attic. But if you've seen these things they 
are just a solid plastic disk across top with blades built in, and it's hard to 
get over that disk to spray or clean up there from underneath.

  If I have to install a new one, what do I have to do?
  Go up into the attic, locate it and remove it from up there, then carry the 
new one over to the spot and install it there?
  I like that there are out-lets and all you have to do for both fan and light 
is to plug in a two prong cord for each, but I don't know if that is true of 
the unit once I get up there to look at it.
  I went up and looked at it once, but that was a long time ago, and as I 
recall, it had a plastic cover over it, with a little hose coming out to allow 
the air to travel up into the attic and be sucked out by the fans in the roof.
