    With a 100+ acres, you have quite a space to work with -- better that your 
first steps are smaller, but well managed, then you can expand... Above all, 
PLAN, PLAN, PLAN -- to paraphrase the old Realty adage!
    There are a number of types of working demo farm & agricultural sites that 
I can think of, it depends on what your "mission statement" is & how you will 
fund this spot? What kind of start-up & maintenance endowment funds are you 
going to seek??? Especially in this poor economy???
    There are the agricultural gardens at Mount Vernon, Monticello, etc -- 
where the historical farms are part of the overall history of a national 
figure---
     Living history farms, both national, regional & local -- such as Prutsch 
Farm Park, San Jose, CA (remnants of a pioneering family post-Gold Rush), etc. 
& many others in many states -- Sturbridge Old Village???
     Working demo farms, such as Heifer Inc runs, or some other charities, to 
acclimate US citizens to other world real life conditions
     Profit & Non-Profit Institute/Research setups -- eg Rodale Org runs a Home 
Farm, ATRA, Ecology Action in Willits, CA, etc
     Research farms run by State Universities & Extension Offices for actual 
large scale research -- both on-site & contracted  with out off-site partners, 
etc.
     Fully commercial test grounds, eg Territorial Seed Co's growout grounds, 
Burpee's, etc.
