This space looks ideal. It would take several people to make the rent
reasonable on a per desk basis. Have you talked to this landlord about
the legal issues? i.e. who would sign the lease? Are the built-out
rooms office style rooms? Is there anything like a kitchen area that
already has 220, water, etc?

I would be extremely interested if one of the built-out rooms were
designated a scheduled conference room. I do usability testing and
when I do tests, I need a quiet, private space.
