As a part-time Business Analyst for the Small Business Development
Center (SBDC) network -- I tapped into our national research partner
network (UTSA - Institute for Economic Development in San Antonio TX)
for the closest research package that I could find to a Coworking
model.

All of the attachments are uploaded to the Files area under the same
file name. I am using this data for further feasibility analysis for
the Rural Enterprise Accelerator Program (REAP) that I am developing.
Your mileage may vary.

Cheers!

II. Startup Costs

Excerpt: As incubators go through the different stages of start-up,
operations and expansion, different amounts and types of financing may
be needed. Depending on the stage, business model and local market
conditions of the incubator it may also be more or less feasible to
charge for services provided.

The extent to which business incubation can be financially sufficient,
the strategies to be used and the time it will take need to be
addressed carefully in the deign and planning phases of development,
and adjusted as the incubator gains experience with testing the
various strategies.

This section seeks to provide guidance on resource mobilization
strategies, types of financing, pricing and other topics that are key
to identifying and implementing the most appropriate financing
strategy for your operations.

Excerpt: Ben Franklin Technology Partners is close to buying a
building in south Bethlehem for its business incubator that will more
than triple the amount of space it can offer to startup firms.

The move comes in response to growing demand for lab and office space
from new tech and life science companies.

Ben Franklin said in its application it will spend $1.4 million to
purchase the building from Lehigh. Eppler said the purchase price is
still under negotiation.

Ben Franklin expects the new incubator to be full by the beginning of
2008. It projects it will take in $496,500 in rent that year from
Ciclon and the other tenant firms. Operating expenses for the building
will be about $436,000.

The regional loan pool, which is administered by the Lehigh Valley
Economic Development Corp., is available to firms that want to locate
or expand in the one of the Valley's three cities. The pool provides
loans that range from $100,000 to about $2 million.

Ben Franklin, which has four distinct geographic divisions, was
chartered by the state in 1983. Its northeastern branch distributes
about $5 million in loans and services each year. Annual investments
in individual companies range from $50,000 and $150,000.
