Education/Experience: - Minimum of 7+ consecutive years of commercial real estate experience. - Proficient in Excel and Word. - Current California Real Estate Sales License. Job Summary: - Experienced and professional commercial Regional Property Manager. - Must have experience working with a mixed portfolio, consisting of office, industrial and retail. - The successful candidate will need to manage the day-to-day property management operations, comprised of 9 locations in Orange County, comprised of approximately 6.9K square feet, subject to owner's discretion. - Must have supervisory experience. - This position will oversee the local property managers assigned to this portfolio. Some travel and after hour emergency response required. - Must be able to comprehend and understand lease terms. - Project management experience a plus. - Must have excellent communication and customer service skills, property management and experience with basic property accounting and legal processes (i.e. 3-day Notices, Unlawful Detainers, Proofs of Service, etc.). - Must have supervisory experience. - Knowledge and experience with MRI or other related property accounting software a plus. - Excellent writing, organizational and follow-up skills a must. - Must have experience in collecting tenant rents. Duties & Responsibilities: - Supervise and oversee property managers reporting to their respective region. - Perform monthly property inspections including, common areas, building exteriors, and landscape and grounds - Perform Tenant Surrender and Notice to Vacate Tenant (NTVT) inspections - Effectively manage work orders and vendor/contractor relationships to achieve high satisfaction levels from owner and tenants - Indirectly supervises all building contractors working on the property - Provide concise documentation as it relates to property management and tenant issues as they occur - Responsible for monthly reporting in accordance with company policies and procedures (Inspection Report, Action Item Report, Budget Variance, operating and capital budgets, and CAM and Operating Expense escalations and interim adjustments) - Identify and recommend capital expenditures and identify and recommend CAM improvements based on lease agreements and tenant requests - Submit and comprehend aging receivables, tenant bill-backs, and CAM charges - Review and approve coded payable invoices utilizing AVID Exchange & MRI.
