- You can pin a site if you want an Icon in your homescreen that points to that
Site. The final goal is manifests providing ‘start_url’, so for example, if you
pin the site while looking at a profile in Facebook, it will result on an icon
on your home screen that points to ‘Facebook.com’ (not the profile). Apart from
that, every time you navigate to a url in the same domain that a pinned site,
it will collapse the chrome in order to treat it more like an ‘app’ and leave
you more space.

- You want to pin a page if you want to point to an specific url. That works
exactly in the same way than bookmarks, but with the new fancy preview cards,
which gives more information (and will provide even more in the future) before
clicking it.
