I think most of this (if not all) can already be achieved with the
functionality provided by
{{org.apache.jackrabbit.oak.plugins.observation.filter}}. Specifically have a
look at {{o.a.j.o.plugins.observation.filter.UniversalFilter}} and
{{o.a.j.o.plugins.observation.filter.Selectors}}.
See {{o.a.j.o.jcr.observation.ObservationTest#filterPropertyOfChild}}, which
demonstrates how to get events for nodes that have a property {{./b/c/foo=bar}}.
