The options as I see it:
a) Accept this new lease, which isn't unreasonable and which we can
   afford.
b) Wind up homeless, very likely shut down or resume scavenging for free
   space for events and trying to find a better deal than what we're being
   offered now

On the plus side, if we don't take the lease, we walk away clean and
with a lot of new friends. The odds of actually finding a new/better
spot - especially within such a tight timeframe - I'd rank to be
minimal. It took us far more than 6 months initially, and that was with
several people putting a lot of effort into it.
