Dear colleagues, We are all aware of the current market scenario, and everyday we hear all kinds of rumours and stories. But I think we all must realize that our role in the market is not limited to buying and selling of properties. We have a bigger responsibility. We are a major component of the real estate sector of Dubai, and an important pillar in the system of real estate. Hence with that privilege comes responsibility. I know you are all good realtors/brokers and that your clients take your word seriously. Hence please use caution with your words, tell your clients everything with utmost honesty. At this time when the market is going through a slow down/correction, our input in the market can create a positive sentiment. Instead of talking about how we use to close several sales in a month, and how we made money, and now the market is slow. I think we should now be talking about how we can make this market better. We should talk about how we can make the RERA rules and regulations more effective and how can we make this a more professional, stable and transparent market. If we all talk positively about UAE realty sector amongst ourselves and our friends we can certainly make a deep impact on the market sentiment, if nothing else at least psychologically. Our clients and investors need confidence and solace in our words, and we must provide them with that, but we must not mislead them. For now at our agency we are telling clients not to panic, and go into a selling frenzy. For two reasons. One they will not get a good price for their property, and second that by this panic selling they are instigating a hard landing/crash or severe correction. You see if the market sentiment becomes to negative then even genuine buyers/end users may shy away from buying and that will lead into a more disastrous situation. There are buyers who are looking for good bargains, and seeking a home for themselves. PLEASE BE POSITIVE and remember this is a defining moment in the UAE real estate sector. The boys will be separated from the men, the pros from the amateurs, the fighters from the looser. If we can ride out this weather, I for one believe UAE real estate will offer many fruitful opportunities in the future. Even today places like JLT, MARINA offer healthy rental returns compared to rental yields of many other cities in the world. Remember you as a broker are a force to reckon with.
