The payment schedule is based on a 20/80 Payment plan which basically means 80% to be paid on completion.
The buildings are expected to take approx two years from the start date for completion, THEREFORE YOU DONT PAY ANYTHING ONCE THE 20% IS PAID. JUST SIT BACK AND WATCH YOUR PROPERTY GO UP IN PRICE. I say this is because the OP is very low unlike all new launches or launches that were done previously. Finance is available to you from Abu Dhabi’s largest Banks (Union National Bank-Wifaaq Finance) so you will have finance to cover everything else if you choose to. 15% has already been paid with a further 5% due approx at the end of April. After that you will have absolutely nothing to pay. This was the only 20/80 launched in Abu Dhabi at a very low OP. The OP is 1307 dh per sq ft Gross which equates to 1600 dh net (18-20% gross to net difference). All new launches are between 2700-3000 dh per sq foot. Older launches where set at 2000 dh per sq ft. But none of the older or new launches were done on a 20/80 payment plan, nor do any of the older or newer launches have the best views/ position on Reem Island. These units are based next to the new Reem Marina which is due to be built on the Island and it is also next to the new Reem Island mall which is also due to be built on the island. To be next to a major mall and marina will definately increase the price of these units. There is nothing that compares to this in terms of price, location and 20/80 payment plan. Also note that the developer is very well known and has constructed many projects before. The premium for 2 bedroom apartments is 6% and the premium for 1 bedroom apartments is 7%. This premium is not due for 6months to make it easy for you. The development is based in the Northern Part of The Shams District which is considered the best area due to it being closer to the sea.
