project in TECOM with completed plot excavation, piling permit is
ready. The owner who is the developer is either willing to sell the
plot or to form a joint venture to develop the building, the investor
has to invest only AED 80 mio and will be equal partner. After
completion in 14-18 months the partner can decide either to sell the
hotel or to run it. All the documents are available with me. If your

Please find below details of the mentioned project. Please let me know

         Please note that the location of plot is in TECOM which is on
Sh Zayed Rd next to Emaar Head Office. The usage granted is Mixed-Use
with 5 stars hotel license. All services and utilities are ready in
the area including roads, electricity, water, communication, sewage,
district cooling and recently they are expanding roads and adding more
bridges.

    I want to sell it for my cost price of AED 362 psf built-up area
or AED 2,176 psf land with a total price of AED 114,500,000 (One
Hundred Fourteen Million Five Hundred Thousand) and I have all of the
original supporting documents from the Lands Dept and banks. The price
is negotiable.

       I am very much interested in forming a joint venture to develop
the plot. I paid fully for it where I get say AED 8M every month for
10 months then the investor decides his/her share when it is ready for
sale or rent. The total cost of the 5 stars hotel will be AED 650 per
sq ft and I believe that the price cannot be any cheaper since this is
my bare cost and I am the sole owner, contractor and subcontractor
focusing only on this project successfully completed similar number of
projects in the same area. Of course all of that and more will be
tightly regulated through very compressive and binding legal contract
agreements using the most renowned international commercial law firms
in the city of Dubai.

     Please note that these prices are most inexpensive ever since I
am not only the sole owner of the land but also the contractor doing
most of the subcontracting works. I just want to move my factories as
well including wood, aluminum and glass as well as workshops including
steel, mechanical, electrical, plumbing and all the labor workforce we
have including all engineers, foremen and labors.

         Please let the interested party know about TECOM it's a
freehold and just recently TECOM Leasing Dept transferred renting in
TECOM to the Department of Economic Development which means that any
company or establishment can rent in the area and not just freezone
off-shore companies and also the metro station is coming at our side
of Sh Zayed Rd.

         Also we have completed excavation and we have piling permit
is ready. It is also ready for any design or usage change to
residential, commercial, mixed-use or hotel according to the
interested party's desire.
