Let's spread the good news ... please pass this on to, at least, ten (10) of your favorite contact Brokers ... FOOD-FOR-THOUGHT: an enlightenment to those Real Estate Brokers who have decided to stay in the real estate sector, during the downturn!!! * CASE STUDY-1: Why I'm not selling these days? Why it's too difficult to close a deal this time? Whereas, in the past, we close left and right! Asked a puzzled Broker ... A SIMPLE ANSWER TO THE ABOVE: It's not a question of "how competent you are as a Broker" --- no doubt about it, you're, obviously, one of the best Brokers in town ... the mere reason why you're still doing your job now despite of the downturn although in a smaller scale --- the answer lies with the Buyers; this is the Buyer's market! This is how the market dictates at the present time! Although the real estate and the financial sectors are the hardest hit of this global crisis, the other sectors like: advertising and other service industry (not to mention about the hospitality industry), they're spending their maximum man hour and money for pitching but in the end, they're nowhere close to the expectations of their Clients as these Clients will eventually sign up with an Agency who offers the best quote. Therefore, it's quite crystal clear that everyone's objective --- from a corporation down to an individual Client --- to the majority, "a better job with the best pricing", plays the biggest and undisputed role in their decision making! Now, BROKERS can only survive if they'll follow strictly the following: * Brokers should form a "synergy" (a form of an association) so that they could keep track of the Buyers in the market --- it's about time for the Brokers to work closely as the market is getting closer everyday. Buyers should not be given a chance to play around as the Brokers relation is solid. As a result of this practice, there's no doubt that the real estate market will perform in an orderly manner --- remember that ONLY the Brokers themselves can help a turnaround in the present real estate market. OBJECTIVE OF THIS SYNERGY: To encourage Investors to feel confident, once again, in putting their monies in real estate. It's about time that we, Brokers, should play our BIG ROLE in the real estate industry; we should be the one to initiate to help weather the storm by acting now --- we should work in complete "solidarity"! The following "guidelines" should be taken into consideration seriously: 1.) Let's ensure to register our Buyers and Sellers in the Land Department. By doing this, we can always keep track of our Buyers and Sellers. This endeavor helps concerned Brokers (who got the listings of either the Buyer or Seller of a particular Property) to cooperate with each other. The following are the disadvantages/advantages: A.) In the SHORT-TERM: It's quite difficult to accept that your competitor will close a deal as you're confident that you can as well close it yourself if ... REMEMBER: This time, closing a deal would mean "observance" of TWO (2) IMPORTANT FACTORS, like: FIRST & FOREMOST: who first meet the price expectation of the Buyer; SECOND: trade ethics. *** Is it not that we are ready to adapt a "change" in this industry we love most ... the same industry, where we made our millions? That for some, who are less educated but because of "luck", he made millions too? Let's join hands to bring it to life once again ... it may not be the same as before but, at least, to help us feel better!!! *** B.) In the LONG-TERM: This practice will streamline the "buy/sell" activity in the real estate industry, which will lead to Investors confidence! In the end, we'll experience, once again, the upward trend of the real estate market in Dubai! 2.). Let's help to weed out those "Freelancers" and "Middle Men" --- we could always acknowledge their role by paying them a 10% "Introduction Fee" (once the deal is materialized) --- we should not allow ourselves to be fooled again by them; remember that a deal will never happen without us, as "legitimate" Brokers ... Freelancers and Middle Men need us, we Brokers!!! 3.). Our "solid" knowledge about the real estate industry should be respected by both: Sellers and Buyers. Therefore, our views should prevail. *** Enough is enough that we used to dance to the tunes of the Sellers in the past and now with the Buyers too! *** If we, Brokers, come out in the open, solid and confident, we could declare that our struggle for "solidarity" with an objective of bringing to life the real estate industry, we will, for sure, end up victorious!!!
