I don't know how many times I've stated "test on a known good dummy load".  Just because it says 50 on the label or outside, don't trust that, it may be that or it may not be that.  I have 4 dummy loads.  They all measure differently. Most are higher than 50 ohms, one actually at 65 ohms.   Also be aware of the condition of the associated jumpers used in the testing process.  One can measure the resistance using an ohm meter.  To measure the reactance, which does always exist, one need an antenna analyzer or VNA.   50 ohms +j0 is great.

I had a couple of private responses, for which I am very grateful.  After
checking several items all of which were OK, checked the dummy load.  Which
was not OK; doh.  With a good dummy load, everything is showing normal. Huge
sigh.
