There are 2 things that kill engines: calender time and operating
hours. The best way to get a lot of hours out of an engine is to fly it
often. Think about it, last time anyone saw the inside of that engine
John
Kennedy was president. While you may be able to get the oil pressure up
to
acceptable levels without doing an overhaul, you're just postponing the
inevitable. Continental's recommendation is 1800 hours or 12 years (IIRC)

whichever comes first...

The cable may be rusted in place or, as someone else mentioned, it may
have
come unanchored. If the former, you'll have to remove the cable and
decide
whether it can be cleaned up or needs to be replaced. Stainless
replacements are available. In extreme cases the casing must be replaced
as well.

There are reasonably priced new radios available. It depends on what you
want them for. Which instruments?

Mouse nests but no corrosion? there are several inspections mandated by
AD. Be sure they are done. Was the plane in license when you bought
it? I assume so since you were contemplating flying it home. If so,
there
shouldn't have been many mouse nests...
