Richard, It sounds like at first your full 20GB of free space had been allocated entirely to a single Linux partition. But, the installer insisted that you to set up two partitions. One for swap data and the other for a Linux file system. You changed things around to get to the point of having a 12GB partition, but there must have still not been room for a swap partition. If that's the case, although it will probably require using the expert mode of the installer, you'll need to delete all the Linux partitions you've made and then retry using the auto allocate "wizard." Hopefully, after that you should be able to do the install.
