You have less than 5 GB of space left. The good news is that Exchange will use the white space for new data before it physically grows the .edb. So you should be safe for a while. Their edb file is 70.7GB and the STM file is 19.1GB. The amount of whitespace that is being reported by Event ID1221 is saying there is 17.2GB of whitespace in the database. If I understand this correctly, you add the size of the edb file and stm file and subtract the whitespace and that gives you the actual size of the DB since whitespace is being taken into consideration.
