make mistakes and cant express my thought clearly) 

I leased 6 aparts so far through agencies and through friends/acquaintances. 
The best (but time consuming) option is to find “a 
friend-of-a-friend” who lets apart. You will have lower risk of rent 
increase, evict etc. etc.

Agencies can also work. You can always negotiate 60-50-and even 40% agency 
commission “on the spot” and agent will agree. Otherwise you can 
grasp the landlord and lease apart without commission.

On cian.ru there are deals with “50/50%” commission shared between 
2 agents. Meaning you can come to the deal with your friend who will claim to 
be an agent and you will get 50% commission back. Cian is agent’s (legal 
and mostly illegal) site.

My friend recently rented 1 room apart near m. Okhotny ryad for 24.000rur. It 
took her 2 months of very sophisticated “manipulatory” and tricky 
actions with the landlord. I rent 2 rooms apart in a stalin building near 
Alekseeskaya/VDNKH for 18.000rur. 

You can get such prices if you are a strong “manipulator” and 
negotiator. Agencies and market prices are two times higher)))
