Sorry I miss to report you.

I've tried

1) EMM=4096
2) EMM=8192
3) NOEMS
4) EMM=8192 VDS

4096 is too big. That's the entire 4M right there, not counting DOS, HMA, UMB, and EMM386 code. You need to go with one of the lower figures I listed.
