That is odd, as I would normally assume that the main cause of the problem is jemmex and emm386 allowing you to use some UMB or page frame memory which is already in use by some of your BIOS functionality or hardware. You normally work around such problems by trying a few different X=?000-?fff options for the jemmex or emm386 (you should also try jemm386 and the classic freedos emm386) to eXclude one or more areas.
