What happens if the brother of someone who sells you property goes to court? Is a will valid if made abroad and pertains to property held in Goa?These are some of the questions troubling the minds of property owners in Goa, if one goes by the answers sought from the States property and building trade guide, Home and Estates.Parra-published H&E, which has come out with its Autumn 2003 issue, as is perhaps indicative of the issues on the minds of property-owners in Goa, also sees itself replying to queries about building laws in the State. One home-owner asked how 15 coconut trees very close to the house could avoid the builders axe when they go about constructing their bungalow. (The options range from transplanting the trees, or encasing the base of the cluster of roots with a large nylon fishing net or pronged metal basket, to avoid leaves and falling coconuts from damaging tiles, writes architect Rita Modi Joshi.) Reader J Young from the UK, searching for a 60-acre plot to build a golf course in Goa, is cautioned that this area might be too small for a full-fledged golf-course he plans. Comments architect Dean DCruz, when asked about grills: Most houses in Goa never need grills because of stable and safe community living. Grills are a fairly recent feature. Good grills are ones that are fairly transparent, where the front profile of the members are kept as thin as possible. Giving a hint of prices being quoted in the property market, homes in various parts of Goa are being quoted at prices that range from Rs 185 lakh to as little as Rs 12 lakh for one in a state of ruin spread over 1400 square metre plot in Aldona. Bungalows, holiday resorts, flats and plots are also on offer at various rates. Rental rates range from Rs 5,000 per month (38m2 in Calangute) to a whopping Rs 75,000 per month for a 255m2 place on a 1250m2 plot in Betalbatim. This issue, as with others, also lists the approximate per square metre property prices in Goa, as of end-September 2003. Property prices will depend upon location, neighbourhood, road access, amenities available, etc, says the column by valuer architect S N Bhobe. He rates land prices at as low as Rs 100 per metre in remote areas such as the outskirts of Pernem and Morjim or Palolem and Galgibaga, to a high of Rs 15,000 in prime areas of Margao and Vasco, to Rs 30,000 for prime areas in the State-capital Panjim. 0000000000000000000000000000000000000000000000000000000000000 ########################################################################## # Send submissions for Goanet to [EMAIL PROTECTED] # # PLEASE remember to stay on-topic (related to Goa), and avoid top-posts # # More details on Goanet at http://joingoanet.shorturl.com/ # # Please keep your discussion/tone polite, to reflect respect to others # ##########################################################################
