Assalamu'alaikum,

Khabarnya pengusaha rumah kat melaka minta nak jual
rumah quota bumi kepada non-bumi sebab quota bumi tak
laku.  Apasal bumi di melaka tak nak rumah? Malah
kat tempat lain pun masaalah lebih kurang sama berlaku.
Apakah bumi memang tak ada duit?

Macam mana boleh bumi tak ada duit sedangkan jumlah
pelaburan dalam ASN/ASB berbillion2.

Pada pendapat teman, salah satu sebab quota bumi tak
laku ialah kerana allocation rumah untuk bumi tak
strategik. Melayu ni sensitif sikit hidung dia orang.
Bau colok dan kerbau pendek goreng boleh meloyakan
tekak dia orang.  Gangguan anjing pun menawarkan hati
dia orang - maklumlah, anak2 nak main2 depan rumah, 
anjing pula dok jilat2 pagar jaring sempadan rumah
tu. Dan kekadang non-muslim yang jenis berniaga tu,
laman rumah tak berapa nak kemas.  DSBNYA.....    

Oleh yang demikian, allocation kena betul. Dicadangkan
satu baris untuk non-bumi. Satu baris untuk bumi.
Begitulah seterusnya. Kalau tak laku jugak...memang
sohih orang melayu tak dak duit.

Bumiputera housing allocation can be sold

MALACCA, Sun. _ The State Government and several
established developers will prove to the State Housing 
Developers Association that the Bumiputera quota for 
housing projects "can be fulfilled without much 
problem".

The HDA had sent two memoranda to the State Government,
proposing a 30 per cent Bumiputera quota for all
housing projects taking off in the State this year.

"We are working closely with financially-strong
developers on projects that will get off the ground 
this year," Chief Minister Datuk Wira Mohd Ali Mohd 
Rustam said.

"The State's housing industry is recovering steadily
and several developers have pledged to boost the sector.

"These companies will build houses and sell them at the
present quota fixed by the State Government.

"I am quite certain they will not not face a problem
selling off their units."

Presently, the Bumiputera quota in rural areas is 60
per cent while in towns it stands at 30 per cent.

Yesterday, Mohd Ali had said the State Government found
the HDA's proposal "unbalanced" and would work out a 
win-win solution.

The HDA had said the 30:70 ratio was proposed because
non-Bumiputeras "are more keen on buying houses".

Mohd Ali said the State Government would assist
developers by expediting approval for building and 
layout plans.

"Several companies have already started work. These
companies will prove to the HDA that their units can be
sold without much hindrance based on the present quota."

The State Government, however, would look into the
memoranda and make a decision soon. Mohd Ali said views
from Umno and Barisan Nasional leaders and State
Assemblymen would be sought.

While admitting that in certain locations such as
estates the Bumiputera quota could not be sold, Mohd
Ali said the State Government would make the necessary
changes so that the units could be sold to other races.

"We will have to consider this aspect either
selectively or on the whole," he added.

Mohd Ali also said he would personally interview
developers interested in building houses in Malacca to
ascertain the viability of the projects.

"This is a new approach which I feel can enhance the
sector's growth.

"I want to make sure that once they have signed the
agreement, they will follow it strictly and do not make
any appeal or excuse while the project is going on. 
They must also be strong financially," he added.

Developers must also conduct a study on the location of
their project to make sure the units could be sold 
without hitches.

It was hoped with the new approach, the property market
in the State would continue to remain viable and 
strong, he said.

Mohd Ali also said the State Government would not
impose new conditions on projects that had been 
completed.

"There are cases where the local authorities set new
conditions when the developers apply for the 
certificate of fitness for their units.

"I have directed the agencies and relevant authorities
to stop doing this. This will only retard housing 
development in Malacca," he said.
